City Point Okęcie, a joint venture between Partners Group and Peakside Capital Advisors, has achieved Breeam Outstanding certification with a score of 92.3%.

Located adjacent to Warsaw Chopin Airport, City Point Okęcie comprises more than 11,000 sqm of warehouse and office space, fully leased to Welcome Airport Services. The project forms part of a logistics portfolio that includes City Point Targówek, Logistics Point Raszyn, and Logistics Point Piaseczno, creating one of Warsaw's key urban logistics platforms.

The building features heat pumps for heating and cooling, partially powered by a 450 kWp photovoltaic installation. Advanced building management systems optimise energy consumption, while greywater recycling reduces potable water usage. The façade incorporates Ruukki LowCarbon sandwich panels made of SSAB Zero steel, reducing the building's embodied carbon footprint.

"Achieving Breeam Outstanding certification is the result of a consistent ESG strategy implemented from the earliest stages of the project. Sustainability was not treated as an add-on, but as a core design principle," said Katarzyna Kreśniak, ESG Project Manager at Peakside Capital Advisors.

"City Point Okęcie demonstrates how our industrial real estate investment strategy can create high-quality, sustainable assets in prime urban locations," added Philippe Dewevre, Member of Management, Head of Private Real Estate Asset Management Europe at Partners Group.
