CREAM Property Advisors is now responsible for leasing the retail space of the Galeria Bemowo shopping centre in Warsaw.

On March 8th 2022, EPP was delisted from the Johannesburg and Luxembourg stock exchanges with the support of the vast majority of the company's shareholders. The new owner of EPP is Redefine Properties, the second-largest Real Estate Investment Trust (REIT) listed on the Johannesburg Stock Exchange. There have also been changes in the EPP portfolio. The company has sold part of the assets by establishing two joint ventures and signed preliminary sale agreements for the Towarowa 22 and Power Park Opole projects.

Trei Real Estate, an international developer and property asset holder specialising in residential and retail real estate, continued to expand its business in 2021, the second year of the COVID-19 pandemic. As of 31 December 2021, the development portfolio had an aggregate value of €1.7 billion after growing by 40 percent (2020: €1.2 billion). Residential real estate makes up the bulk of the total with €1.5 billion, whereas retail real estate accounts for c. €200 million. The value of the assets under management, including the own property portfolio, remained unchanged at €1.3 billion. The proprietary portfolio accounts for €1.2 billion out of this total, while c. €100 million are managed on third-party mandates.

Poland’s convenience retail market has seen dynamic growth during 2020 and 2021 with several significant investment transactions closed and many new developments launched. Michał Ćwikliński MRICS, Principal, Managing Director and Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young in Poland talked to Property Forum about the trends driving this market segment.

The construction of the P180 office building, Skanska's investment, located directly next to the Wilanowska metro station in Warsaw, is entering its final phase. A symbolic topping out of the building signifies the end of construction works. The project will ultimately provide 32,000 sqm of office space. The building is scheduled to be commissioned in September 2022.

In 2021, Poland's warehouse market recorded another outstanding result. The seven most important highlights included a record-breaking volume of investment transactions, take-up, and space under construction. The total industrial stock at the end of December 2021 amounted to more than 25 million sqm, with the vacancy rate indicating only 3.72%.

Preliminary figures compiled by Savills suggest that the total real estate investment volume in Europe for the first quarter of the year will reach approximately €70 billion, a 19.5% increase year-on-year. Despite geopolitical events, the real estate advisor expects solid European investment activity for the remainder of the year, notably fuelled by large portfolio and entity deals.

The two office towers of Global Office Park developed by Cavatina in Katowice have been awarded an occupancy permit.

Unibail-Rodamco-Westfield has been awarded BREEAM In-Use v.6 for its Westfield Arkadia, Galeria Mokotów and Galeria Wileńska shopping centres in Warsaw, all of which were rated as ‘Excellent’ for asset performance.

Panattoni is once again developing a project for DB Schenker near Poznań. In the second quarter of 2022, the logistics operator will occupy over 20,000 sqm in Panattoni Park Poznań XII, where it will serve its client from the automotive sector. The two companies have worked together in Panattoni Park Poznań VIII in Komorniki. The building will feature reinforced floors, suitable for forklifts that use the inductive loop technology. Panattoni will also deliver numerous green solutions, which should allow the project to obtain the BREEAM certification at the “Excellent” level.
