Panattoni is planning to deliver a complex of almost 70,000 sqm just 10 km from the centre of the city. A leading provider of modern logistics services in Poland is its first tenant, leasing around 9,000 sqm.


Construction work on the first building has already begun and is to be completed within the year. With the development of Panattoni Park Grudziądz, the developer is drawing close to having delivered half a million sqm of space in the Kujawsko-Pomerania region.

Investment in the Grudziądz region is taking off. A new industrial incubator is being built and Panattoni has purchased 11 ha of land in Dragacz barely 10 km from the centre of Grudziądz. The developer is planning to construct the Panattoni Park Grudziądz complex with 69,148 sqm of space in four buildings. A leading provider of modern logistics services in Poland is its first tenant, leasing around 9,000 sqm. Work has already begun on the first building, which is to be completed within the year.

“Grudziądz is a superb location midway between two rapidly developing markets – the TriCity and the Bydgoszcz/Toruń area. For this reason, it was only a matter of time for the city to open up with modern industrial space. For logistics, there are almost no more blank spots on the map of Poland and with the rising attractiveness of the country as a market, the importance of local towns and cities is also growing. We are already there waiting for tenants and we can offer locations next to key arterial roads,” says Michał Samborski, Head of Development, Panattoni.

Panattoni Park Grudziądz will be located in Dragacz next to the Nowe Marzy junction, which joins the A1 motorway with National Road 91. It is just over an hour’s drive to the centre of Gdańsk as well as its international airport and one of the largest seaports on the Baltic.  Furthermore, it is possible to drive in under 90 minutes to Bydgoszcz as well as to the airport of the Kuyawian regional capital city. Being nearby key arterial roads also allows easy travel to the Central Poland region and to Silesia.

Panattoni has already delivered over 300,000 sqm in the Kujawsko-Pomerania region and the development of the park in Dragacz as well as other ongoing projects will bring this total to over half a million. The developer is also building Panattoni Park Toruń II, where two leading logistics companies have already leased space, and also Panattoni Park  Bydgoszcz IV, where 20,500 sqm has been taken up by a company specialising in the production of advanced metal constructions. The developer’s position in the region is also demonstrated by the largest lease agreement for industrial space signed in 2021 – a 14,000 sqm BTS development for Zalando in the Kujavian regional capital.
