Companies in IT, manufacturing, industry, and the medical and pharmaceutical sectors were the most active in Romania's office rental market over the past five years, generating over half of the demand for new space.

CA Immo has successfully completed the sale of the Bitwy Warszawskiej office building in Warsaw. The buyer is Polski Związek Pilki Nożnej (Polish Footbal Association). 

The Ghelamco-owned VIBE office building, located in the center of Warsaw, has received DGNB New Buildings International 2020 Gold certificate. This is the first office building in Poland to have such certification.

Passerinvest is proceeding with constructing the Hila project in Prague's Brumlovka according to the set schedule. Since the beginning of 2025, the concreting of the foundation slab has been completed and the construction of the basement parts of the building is now underway.

Futureal has announced the attraction of new tenants at its Budapest ONE and Corvin Innovation Campus office developments. The two complexes have collectively leased nearly 10,000 sqm of office space, bringing Budapest ONE to 98% occupancy and Corvin Innovation Campus to 86%.

Property investor and asset manager Solida Capital has purchased the office project Victoria Center in Bucharest from Manova Partners, marking its first transaction in Romania and strategic expansion into CEE. The deal value was not made public.

Atrium Group Services, a subsidiary of G City Europe, has sold the Atrium Flora shopping centre to Max Realitní, a real estate fund focused on investment in commercial retail and office properties in the Czech Republic, part of the Redstone Group. The Prague office of Clifford Chance advised the seller.

Occupier demand in Poland’s regional city office markets rebounded in late 2024. However, subdued development activity and a low volume of new office deliveries have created a supply gap. Additionally, tenants are increasingly choosing to renegotiate their leases, says BNP Paribas Real Estate Poland in its latest report.

Investment activity in the commercial real estate market in the Czech Republic has shot up sharply in the last quarter of 2024. After rising yields in 2022 and 2023, "prime yields" have stabilised in 2024 and the market has found a new price equilibrium, according to Colliers' regular quarterly survey. 

According to an analysis by Savills, office development in Prague has been declining rapidly since 2021. This trend is confirmed by 2024 figures.
