According to a report published by Newmark Polska, occupier demand remained relatively strong in Poland’s regional city office markets throughout the second quarter of this year amid gradually shrinking office availability. However, persistently high construction costs and rising financing costs continued to limit developers activity on the regional office markets.

More than 600,000 sqm of warehouse space is under construction in Lower Silesia. Of that total, nearly two-thirds are being built in Wrocław and its suburbs. Demand for new warehouses in the region comes mainly from e-commerce and 3PL, according to Newmark Polska.

Occupier activity in the Warsaw office market remained relatively strong throughout the second quarter of 2022, while office availability continued to decrease further, pointing to a continued downward trend in vacancy rates, reveals Newmark Polska in its latest report.

Industrial parks built five or ten years ago are as good as new facilities in many respects. Constructed in prime suburban and well-connected locations, they continue to be upgraded. Most importantly, however, they offer ready-to-occupy and relatively competitively-priced warehouse space, says Michał Kozar, Associate, Industrial and Warehouse Department, Newmark Polska.

Both Polish and international companies are reporting a growing demand for modern data centres. While the availability of suitable development land in established Western European markets is shrinking, Poland still has a large pool of excellent and affordable sites meeting data centre requirements.

According to Newmark Polska, Poland’s total warehouse and industrial stock surpassed the 25 million sqm mark, representing a 16.6% increase in the same period in 2021. New supply in the first three months of this year reached close to 1.3 million sqm, the best quarterly result in the history of the Polish market.

Strong, self-reliant economic centres are emerging amid ongoing supply chain disruptions and competition for natural resources. Europe is expanding its manufacturing and warehouse base, while Poland, with its skilled labour, lower labour costs than in the West and its mature and buoyant industrial and warehouse market, will be one of the key beneficiaries of these changes, says Piotr Kaszyński, Managing Partner, Newmark Polska, in an interview with Property Forum.

After a very successful 2021, the Polish warehouse market continues to power ahead. In addition to the big five, new well-connected locations are coming up on developers’ radars. The growth of e-commerce continues to drive the construction of greener and more employee-friendly buildings. Challenges facing the market however include rising development costs, shrinking land banks and a dearth of warehouse workers.
