Growth of Polish warehouse and industrial stock slows down

According to the latest report by Newmark Polska, the Polish warehouse and industrial market saw less than 1 million sqm transacted in the first quarter of 2024. At the end of March, the development pipeline stood at more than 2.3 million sqm while vacant stock in standing buildings experienced another rise. An increase in both developers’ and tenants’ activity is, however, expected to be spurred by long-awaited cuts to interest rates.

Office demand in Polish regional cities remains moderate

According to the latest report published by Newmark Polska, during the first three months of 2024, Poland’s regional city office markets experienced moderate occupier demand, with regearing accounting for most of total take-up. In addition, while the overall regional vacancy rate rose to nearly 18%, development activity was more muted and focused on three cities: Katowice, Poznań and Wrocław, which contain 75% of the office stock under construction.

Availability of prime offices in central Warsaw shrinks

According to the latest report published by Newmark Polska, the Warsaw office market is entering a period of an increased focus on the repurposing and refurbishment of office buildings. As office availability in central Warsaw declined in the first quarter of 2024, occupiers’ interest shifted towards non-central locations. Development activity remained stable but relatively weak, with a significant concentration of new office projects in central zones, which accounted for nearly 90% of the total office stock under construction.

Office take-up hits record high in Polish regional markets

Poland's office market enters optimization phase

Latest news


New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
