Tourism and the commercial real estate industry would both benefit from the existence of theme parks in CEE. Demand is real and exists, however, there are several challenges to address for both investors and developers. Property Forum asked Róbert Székely, Senior Hospitality and Leisure Advisor at Newmark VLK Hungary, to give an overview of the potential of such parks in our region.

Renewable energy companies announcing new large-scale projects in the north of Poland will need large spaces for storing components of solar and wind farms. Such tenants report sector-specific requirements, which may incentivise developers to build differently, says Michał Rafałowicz, Regional Director, Newmark Polska.

According to the latest report by Newmark Polska, 2023 was one of the best years in the market’s history. It saw the second-highest new supply (3.7 million sqm) and the third-highest take-up (5.6 million sqm) and development pipeline (2.8 million sqm). Considerable warehouse availability levels brought a long-awaited stabilization of rental rates.

According to a recent report published by Newmark Polska, total office take-up in 2023 in the largest Polish regional cities surpassed 741,300 sqm - an increase of almost 19% year-on-year and 7% from the pre-pandemic 2019 peak. Meanwhile, issues related to ESG, functionality improvements, efficient office space management and optimisation of lease costs have filtered through into the vocabulary and strategies of tenants and developers alike.

According to a report published by Newmark Polska, 2023 on the Warsaw office market was a year of stable occupier demand, moderate development activity and continued adaptation of tenants to evolving work patterns. Other notable factors impacting the capital’s market included the growing demand for sustainable and high-tech offices, which in turn led to an increase in refurbishment projects.

2023 was marked in Poland by a shrinking office development pipeline amid a continued focus on the optimisation of office footprints and overall office running costs. It was also another year in which both tenants and developers faced relatively high office fit-out costs. In addition, high borrowing costs were a drag on expansion, with caution being a key theme characterising the Polish office market, says Newmark.

Real estate advisory firms and the Polish Investment and Trade Agency (PAIH) expect Poland to relocate substantial manufacturing operations from Asia. Many nearshoring projects have already been launched, but such processes are very time-consuming and require complex preparations.

Regesta, a logistics services provider will lease 21,700 sqm of warehouse space in Panattoni Park Zgierz. Its central warehouse will support its four existing warehouses across Poland, with another two under construction. The tenant was advised on the transaction by real estate advisory firm Newmark Polska.

According to a report prepared by Newmark Polska, development and occupier activity is focused on Poland’s six core warehouse markets: Warsaw and its suburbs, Upper Silesia, Central Poland, Lower Silesia, Greater Poland and the newcomer - Pomerania. Nearly 89% of the construction activity is concentrated in these regions, which accounted for almost 84% of the total leasing volume for the first three quarters of 2023. Meanwhile, a slight rental correction is being observed in some locations and industrial parks.

According to the newest report by Newmark Polska, in the third quarter of 2023, office take-up in Poland’s regional city office markets reached nearly 200,000 sqm, while the development pipeline was below 400,000 sqm. High vacancy rates in existing office buildings mean that tenants have a wide choice of options. Both developers and tenants remain focused on ESG, functionality, flexibility and optimisation of office usage and lease costs.
