In 2022, the industrial market remained one of the fastest-growing real estate sectors in Poland despite supply chain disruptions that sent rents and construction costs rising. 2023 is shaping up to be a year of buzzwords such as nearshoring, reshoring and friendshoring, with the biggest challenges being cost optimization and looking for savings, says Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska.

According to a report prepared by Newmark Polska, at the end of the third quarter, Poland’s total warehouse and industrial stock reached almost 27.4 million sqm, representing a 19.3% increase year-on-year. New supply in the year to date exceeded 3.58 million sqm, up by 15.6% compared to 2021’s total.

BTS warehouses are very popular with logistics companies and retailers, and e-commerce in particular, where time is of the essence. According to a report published by Newmark Polska, the vacancy rate held firm in Poland’s regional city office markets throughout the third quarter of this year along with moderate occupier and developer activity. The need to look for savings due to high inflation and rising service charges is set to be a major challenge facing the office market in the coming quarters.

The Warsaw office market registered a minor uptick in the vacancy rate and a constrained development pipeline during the third quarter of 2022, reveals real estate advisory firm Newmark Polska in its latest report.

According to a report prepared by Newmark Polska, at the end of the second quarter of 2022, Poland’s total warehouse and industrial stock amounted to over 26.1 million sqm, representing a 19.5% increase on the same period in 2021. New supply in the first half of the year surpassed 2.4 million sqm, of which close to 53% was delivered in the first three months, marking the best quarterly result in the history of the Polish market.

The Delta Trans Group, a provider of logistics services with over 30 years of presence in the Polish market, has renegotiated and expanded its lease to around 17,000 sqm of warehouse and office space in Ruda Śląska in a property managed by Savills Investment Management. The tenant was advised during the renegotiation process by experts of real estate advisory firm Newmark Polska.

According to a report published by Newmark Polska, occupier demand remained relatively strong in Poland’s regional city office markets throughout the second quarter of this year amid gradually shrinking office availability. However, persistently high construction costs and rising financing costs continued to limit developers activity on the regional office markets.

More than 600,000 sqm of warehouse space is under construction in Lower Silesia. Of that total, nearly two-thirds are being built in Wrocław and its suburbs. Demand for new warehouses in the region comes mainly from e-commerce and 3PL, according to Newmark Polska.

Occupier activity in the Warsaw office market remained relatively strong throughout the second quarter of 2022, while office availability continued to decrease further, pointing to a continued downward trend in vacancy rates, reveals Newmark Polska in its latest report.
