According to a report published by Newmark Polska, during the first quarter of 2025, Poland’s regional city office markets (Kraków, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) saw stable occupier demand, with lease regearing prevailing amid growing expansion activity. Office availability remained at a significant level. Limited construction activity concentrated in three cities – Kraków, Poznań and Wrocław – which accounted for 68% of the total development pipeline.

Poland's warehouse stock tops 35 million sqm

According to the latest report by Newmark Polska, Poland’s total warehouse and industrial stock topped 35 million sqm in the first quarter of 2025. Meanwhile, with over 5.25 million sqm of warehouse space, Lower Silesia overtook Central Poland, securing third place among Poland’s largest regional markets. Availability in existing warehouses reached nearly 3 million sqm - the highest volume of vacant leasable space in the Polish market's history. That said, the overall vacancy rate edged up by just 0.3 pp year-on-year.

Central Warsaw sees strong demand for office space

According to the latest report Newmark Polska, leasing activity on the Warsaw office market remained moderate between January and the end of March 2025. It was the strongest first quarter of recorded office take-up since 2022. The highest leasing activity in Q1 2025 was recorded in central locations. Office construction remained constrained compared with the record under construction volumes in 2017-2019, with no new office projects breaking ground in the first quarter of 2025. Meanwhile, office availability continued its gradual downward trajectory, especially in buildings completed after 2019, where vacancy rates remained below 3.5%.

Polish warehouse market enters stabilization phase

With warehouse and industrial stock of nearly 35 million sqm, Poland’s market has stabilised at a healthy level. In 2024, take-up rose by 4 per cent year-on-year. Meanwhile, development activity slowed significantly, with only 1.75 million sqm under construction in December, down from 2.8 million sqm at the same time in 2023 and from over 4.6 million sqm at its peak in 2021, says Newmark Polska.

Developers remain cautious about starting new projects in Poland

According to the latest report published by Newmark Polska, in 2024, leasing activity in Poland’s key regional city office markets (Kraków, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) showed stability, with annual take-up exceeding the average for the past five years. The strongest demand was recorded in Kraków, Wrocław and Tricity, which solidified their leading positions among regional cities. Additionally, lease renegotiations outnumbered relocations last year. While the overall vacancy rate edged up, developers remain cautious about starting new projects.

Latest news


New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
