Czech industrial market slows down in Q3 2022

In Q3 2022, the Czech industrial market slowed down in comparison to the previous record-breaking year and a half after tenant demand decreased. The stock of Class A industrial premises for lease reached 10,652,456 sqm and there is currently 1,152,780 sqm under construction. The vacancy rate stayed at a historical low of 1.03%, so there is only 109,699 sqm available on the market for immediate lease. Nevertheless, due to the political-economic situation with the energy crisis and the high inflation rate, companies are planning layoffs and developers are more cautious. It is possible to expect that the tough time for tenants as well as developers will continue until at least next March, says the newest industrial property market report by 108 Agency.

Fall in interest in Czech industrial space expected

Over one million square metres of industrial space is currently under construction in the Czech Republic. Most of them are pre-leased. New completions reached a record 521,600 sqm, representing the highest-ever volume of new space delivered to the Czech market. This is a 295% increase compared to Q3 2021 and an incredible 340% increase compared to Q2 2022. However, possible pressure on the correction of market rents can be expected. Given the current rent levels, it is already possible to register a declining interest of some of the Czech and foreign companies in leasing industrial space in the Czech Republic, according to the latest Knight Frank report.

Panattoni to build industrial project on Poldi Kladno land

Jysk opens 143,000 sqm distribution centre in Hungary

CTP records increase in interest for smaller industrial spaces

CTP sees growing interest in smaller multifunctional spaces of up to 2,000 sqm in the Czech Republic. In Brno's Ponávka Business Park, which is owned by CTP, there has been a long-standing interest in small spaces despite their full occupancy. Therefore, the developer has built two CTBox buildings in the revitalised brownfield CTPark Brno Líšeň, in which it is possible to rent multifunctional spaces from as little as 400 sqm, and more than half of the units have already been occupied. Most recently, the same type of units has also become available at CTPark Hradec Králové.

New leases

  • CTP has welcomed the first tenant to CTPark Holubice, near Brno. Kuehne+Nagel has opened a modern distribution centre with a total area of more than 7,100 sqm, providing logistics services to clients in the Czech Republic and neighbouring countries.
  • Mindspace, a global operator of flexible office spaces, has signed a long-term lease agreement with Karimpol Polska for nearly 4,500 sqm of space in the Warsaw-based Skyliner II. Mindspace was advised by Gide Loyrette Nouel law firm, while Argon Legal provided legal advice to Karimpol.
  • Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.

New appointments

  • CTP Romania has appointed Diane-Monique Forrest as Business Developer. She will focus on leasing activities in Transylvania, covering key cities such as Timișoara, Arad, Sibiu, and Deva.
  • iO Partners has announced the appointment of Róbert Cesnek as Head of Capital Markets in Slovakia, effective from January 2026. In his new role, he will focus on further strengthening market presence, advising clients on complex investment decisions and delivering high-impact transactions across asset classes.
  • Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
