Octane Capital Partners and Peakside Capital Advisors have jointly acquired two urban logistics properties from Panattoni, marking the launch of their new investment partnership in Poland. The properties, located in the Warsaw metropolitan area, offer a total of around 24,000 sqm of BREEAM-certified warehouse and office space.

Lion's Head Investments has secured the building permit for its first logistics park in Romania. The company will invest €65 million in the industrial project located in Popești-Leordeni, near Bucharest, for which construction is slated to start in Q3 2025.

Ligentia, a leading provider of supply chain technology and services, is continuing its growth in Prologis Park Poznań II. Following the signing of a new lease agreement, the company has expanded its leased space by almost 18,000 square meters, reaching a total of 41,000 square meters in one of Prologis’ key logistics parks in the region. 

Peakside Capital Advisors is preparing to launch a warehouse project within the Tricity metropolitan area. The urban logistics park will be located in Przejazdowo, near the Gdańsk Wschód interchange, which connects the S7 expressway with Gdańsk city centre. The scheme will comprise two warehouse facilities with a total area of over 20,000 sqm, offering units starting from 1,700 sqm. Completion is scheduled for summer 2026.

Panattoni has secured two new tenants for its investment in Siedlce (eastern Poland). FoodWell – a leading player in the dried fruit and nuts market – will occupy 5,700 sqm in an existing building. Over 6,200 sqm of new warehouse space will be developed for a second tenant, a logistics operator.

According to the latest report by Newmark Polska, Poland’s total warehouse and industrial stock topped 35 million sqm in the first quarter of 2025. Meanwhile, with over 5.25 million sqm of warehouse space, Lower Silesia overtook Central Poland, securing third place among Poland’s largest regional markets. Availability in existing warehouses reached nearly 3 million sqm - the highest volume of vacant leasable space in the Polish market's history. That said, the overall vacancy rate edged up by just 0.3 pp year-on-year.

Warehouse 2, part of the Good Point V logistics and production park in Łubna, Pomerania, has been awarded a final BREEAM International New Construction V6 certificate at the Excellent level, with a score of 73.5% in the Post Construction Assessment.  

Eika Asset Management (EAM), part of the Eika Group, has begun development of a logistics park in Nowy Modlin, north of Warsaw. The first phase comprises 28,000 sqm of A-class warehouse space, nearly 60% of which is already pre-leased. Bricomarché, a leading home and garden retailer in Poland, is the anchor tenant, represented by SQM Advisory. Waimea Holding is the project developer and Kajima Poland the general contractor.

Panattoni is launching one of the largest investments in the market - a strategic project for its long-standing partner, Media Expert. A complex of two warehouses totalling over 207,000 sqm will be constructed in Łódź under a built-to-own (BTO) model. The total value of the investment amounts to PLN 500 million (ca. €116 million).

Panattoni has secured a new tenant for its expanding Panattoni Park Zgierz II. Bielenda, a Polish cosmetics manufacturer, will launch a new central warehouse from which it will distribute products to customers throughout the country and abroad.
