Panattoni has built another investment in Lesser Poland. City Logistics Kraków Airport II is located near the Kraków-Balice International Airport, where a new cargo terminal is being constructed. The facility is suitable for e-commerce and last-mile logistics. The investment was made on a speculative basis and already has its first tenant - Allegro.

Panattoni has launched the construction of Panattoni Park Ruda Śląska IV. The new project will comprise 30,000 sqm and at the start a major tenant has already been found with midocean to lease 20,000 sqm of storage space including an extension option for a further 10,000 sqm.

As development activity has slowed down, the focus is shifting to managing the existing stock across the whole commercial real estate market. Owners and other stakeholders have to adapt rapidly to serve changing demand from occupiers, said Benjamin Perez Ellischewitz MRICS, Principal at Avison Young in Hungary, while answering Property Forum’s questions at Mipim in Cannes.

Panattoni has finished the construction of a logistics centre in Iłowa district (western Poland) for Hermes Fulfilment. This is the first project that has been built for the company in Poland and is also the largest centre of its type in the Hermes Group portfolio. 

The Group aims to at least double its revenue to €183-215 million in 2028, triple its EBITDA (excluding revaluations) within five years to €112–132 million in 2028, nearly triple funds from operations (FFO) to €51–60 million in 2028, and at least double its net asset value (NAV) per share to €48–56 million in 2028.

Panattoni has acquired financing for the development of its latest development in Western Pomerania. The €20 million loan was granted by mBank. Panattoni Park Szczecin V will comprise 30,000 sqm of which around a third has already been leased to a client from the food and hospitality sector.

Faedra Group, acting as developer and general contractor, has successfully sold its new, fully leased greenfield logistics development Faedra22 in Budapest. Throughout the marketing process, a German capital source was selected as the ideal buyer, Colliers reports. Selling Faedra 22 logistics park marks the first sizeable transaction by a foreign buyer in Hungary in 2024 so far.

Hillwood Poland’s 15 buildings have been certified BREEAM In Use at the Excellent level, completing the certification for the company’s entire portfolio. Obtaining the certificates was the result of cooperation with JWA, a consulting firm specializing in green solutions for commercial real estate.

Panattoni has finalised the sale of a centre in Lower Silesia. An international real estate company has purchased Panattoni Park Wrocław West Gate with a total area of 46,900 sqm. The price has not been revealed. 

According to the latest report by Newmark Polska, 2023 was one of the best years in the market’s history. It saw the second-highest new supply (3.7 million sqm) and the third-highest take-up (5.6 million sqm) and development pipeline (2.8 million sqm). Considerable warehouse availability levels brought a long-awaited stabilization of rental rates.
