Partners Group and Peakside Capital Advisors have completed City Point Okęcie, an 11,000 sqm cargo terminal for Welcome Airport Services. The build-to-suit facility is located next to Warsaw Chopin Airport and will serve as the company's new international cargo terminal.
City Point Okęcie forms part of a logistics portfolio acquired through a joint venture between Partners Group and Peakside. The portfolio includes City Point Targówek, Logistics Point Raszyn and Logistics Point Piaseczno, creating one of Warsaw's key city logistics platforms.
The building features heat pumps powered by a 450 kWp rooftop photovoltaic system. Rainwater harvesting and water-saving devices will reduce potable water consumption by up to 65%. The facade uses sandwich panels with a reduced carbon footprint - a first in Poland. ESG advisory was integrated from the concept stage, ensuring compliance with BREEAM, LEED and EU Taxonomy requirements.
"City Point Okęcie is a great example of what we at Peakside stand for. As an independent investment manager, we operate as a one-stop shop from acquisition and development, through leasing and asset management, to long-term ESG-compliant operations," said Roman Skowroński, Managing Director at Peakside Capital Advisors in Poland. "This project is a milestone for Welcome Airport Services and for further growth of our cargo operations," commented Piotr Okienczyc, President of the Management Board at Welcome Airport Services.
City Point Okęcie is the fourth development completed under the Partners Group-Peakside joint venture, strengthening its position as a leading platform in Poland's city logistics market. "By creating a sustainable, purpose-built facility in one of the most strategic urban logistics locations in Poland, we are delivering long-term value for both our occupiers and our clients," added Philippe Dewevre, Member of Management, Head of Private Real Estate Asset Management Europe at Partners Group.
