The Pilsen Region is one of the most industrially oriented in the Czech Republic, representing the second-largest industrial real estate market in the country. P3 has revealed the key parameters for industrial halls to become attractive for potential tenants.

The automotive sector has a strong presence in West Bohemia, and thanks to the D5 motorway and proximity to German markets, logistics also thrives here. While the local industrial real estate market features numerous projects still on paper or in the permitting process, relatively few are currently under construction compared to other regions. On the other hand, the current higher vacancy rate means companies can move into existing halls.

Another parameter that companies consider today when selecting industrial premises is their sustainability. Especially for those trading with international firms, requirements for reducing their carbon footprint are crucial. Industrial developers reflect this trend and set new standards in sustainability certification, often achieving the highest levels. This usually includes LED lighting, minimising light pollution, insulated loading docks, high-quality insulation, and the use of rainwater for toilet flushing.

Employment in the Pilsen Region has been consistently high. There is strong demand for labour here, and in the competition for job offers, seemingly minor details, such as the working environment, can be decisive. "The well-being trend has shifted from offices to warehouses and production halls. Therefore, well-equipped common rooms and the overall working environment are gaining importance," says Jan Andrus, Head of Leasing and Business Development at P3 Logistic Parks.

P3 Logistic Parks operates two parks in the Pilsen Region, with two halls available for lease in one of them. „At P3 Plzeň Myslinka, 11,720 sqm is currently available for immediate occupancy. Furthermore, we are capable of custom-building an additional 29,469 sqm of warehouse or production space within nine months of contract signing, as we have the project and all valid permits in place," adds Jan Andrus.
