Warburg-HIH Invest buys Budapest office building from GTC

Warburg-HIH Invest Real Estate acquired a LEED Platinum certified new office building in Budapest on behalf of an open-ended special AIF of an institutional investor. The White House, developed by GTC Group, was completed in summer of 2018 and has a gross lettable area of 22,300 square metres. The property is fully occupied, the main tenants being investment fund manager BlackRock, Jaguar Land Rover and the Dutch co-working provider Spaces. The average lease term is 8.2 years. It was agreed not to disclose the purchase price.

EPP and Henderson Park form new property joint venture

Korean investor buys two logistics parks in Poland

Hines has advised Mirae Asset Global Investments, a Seoul-based investment manager that offers comprehensive investment services, on acquiring two logistics centres near Wrocław and Konin, with the total area of 163,135 square meters. MAGI acquired them from Blackstone by purchasing shares in special purpose vehicles which owned the investment and appointed Hines as the local asset manager of the portfolio throughout the investment horizon.

Immofinanz acquires Warsaw Spire Tower for €386 million

Immofinanz is acquiring the Warsaw Spire Tower Building in the Polish capital through the purchase of the respective property holding companies. This roughly 220 metre-high office tower has approximately 71,600 sqm of rentable space, with roughly 65,000 sqm representing offices and the remainder used primarily for retail purposes. The agreed property value for the office tower amounts to approximately €386.0 million. The expected annual rental income based on invoiced rents totals roughly €19.6 million. The sellers are Ghelamco Group, which completed the tower in 2016, and Madison International Realty, a global Real Estate Private Equity Firm.

HB Reavis sells Bratislava building to South Korean investor

Valesco Group, a London headquartered European real estate investment manager, along with AIP Asset Management, a Seoul headquartered asset manager, have exchanged contracts to acquire Twin City Tower office building in Bratislava, backed by South Korean institutional capital, for €120 million, making this one of HB Reavis’ largest transactions on the Slovak office market. The purchase price reflects an acquisition yield of 5.75%. The transaction represents the first South Korean investment in the Slovak real estate market.

Signa Retail sells Kika’s Eastern European business to XXXLutz

International law firm Noerr, together with Vienna-based Austrian law office Arnold, have advised Signa Retail on the sale of Kika’s Eastern European business to XXXLutz. The parties signed the contracts on the sale of the 22 locations in the Czech Republic, Hungary, Romania and Slovakia on April 26, 2019. The transaction has included both the operational retail business with over 1,500 employees and the 22 properties.

New leases

  • Panattoni has welcomed a new logistics client in Łódź. Sanmar has signed a lease for nearly 5,500 sqm of warehouse and office space within Panattoni's urban development, City Logistics Łódź VI. The transaction was brokered on behalf of the tenant by Newmark Polska.
  • Portland Trust has announced new lease agreements at Bucharest-based J8 Office Park, totalling around 3,800 sqm. Teleperformance (3,100 sqm), DY Nutrition (420 sqm), and Samsic (300 sqm) will collectively occupy this space.
  • Bebe Tei is scheduled to open in Q1 2026 a store spanning over 1,700 sqm in Iulius Mall Cluj. At the same time, dm drogerie markt will open this autumn a new unit spanning over 500 sqm in the same project.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
