Polish regional office markets see lower take-up in H1 2026

Poland's regional office markets recorded total take-up of 307,350 sqm in the first half of 2026, representing a 20% decrease year-on-year, according to data from Avison Young. The combined modern office stock across the eight tracked regional cities stands at 6.76 million sqm, with a vacancy rate of 17.3%, down 0.1 percentage points quarter-on-quarter and 0.2 percentage points year-on-year.

Czech investors pour €2 billion into CEE property

Investment activity in Central and Eastern Europe's commercial real estate market continued to grow in the first half of 2026, with total transaction volumes across Poland, the Czech Republic, Hungary, Romania and Slovakia exceeding €5.5 billion, a year-on-year rise of 6%, according to a new report by Knight Frank. Czech investors accounted for approximately €2 billion of that total, representing 36% of all commercial real estate investment in the region.

The Czech commercial real estate investment market recorded approximately €1.02 billion across more than 30 transactions in Q2 2026, more than double the volume seen in Q1, according to analysis by Colliers. Residential assets accounted for the largest share at approximately 38% of total investment, with office properties close behind at 35%. Mixed-use, industrial, alternative, hotel and retail assets made up the remainder of a diversified quarter. Czech capital dominated overall, though Western European and global institutional investors also participated.

NEPI Rockcastle raises full-year guidance after H1 2026 results

NEPI Rockcastle, Europe's third-largest listed retail real estate company by portfolio value, reported net operating income of €318 million for the first half of 2026, a 3.8% year-on-year increase. The result was driven by rental indexation, active leasing and tighter cost control, with a recovery rate of 96%. Like-for-like tenant sales rose 2.7%, supported by a 3.3% increase in average spend per visit. Occupancy stood at 98.2%, and a €126 million valuation uplift brought the total portfolio value to €8.4 billion.

Knight Frank reports €5.5 billion in CEE deals in H1 2026

Investment transaction volume across the CEE-5 region (Poland, Czech Republic, Slovakia, Hungary and Romania) reached €5.5 billion in the first half of 2026, up 6% year-on-year, according to a Knight Frank report. Poland remained the largest market, accounting for 55% of total volume, with transaction volume rising 77% year-on-year. Knight Frank forecasts that annual investment volume in Poland could reach €6 billion in 2026, the highest level since the pandemic. The Czech Republic accounted for 26% of CEE-5 volume, Hungary for 11%, and Romania and Slovakia for 4% each.

Poland hotel market shifts focus to quality and scale

Poland's hotel market has entered a phase of stable growth after several years of post-pandemic recovery. More than 2,600 hotels are currently operating in the country, with the number of available beds rising from 321,000 to 334,700 between 2024 and 2025, a 4.3 per cent year-on-year increase. As of March 2026, 263 hotels operated under 58 brands belonging to 17 international chains. "After several years of recovery, the Polish hotel market has entered a phase of stable growth. Demand remains strong, while hotels continue to improve their operating performance. Investor activity is robust, and alongside new projects and the expansion of international brands, the modernisation and repositioning of existing properties are becoming increasingly important," said Katarzyna Tencza, Transaction Director at Walter Herz.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
