Poland continues to attract investors from across Europe, but the profile of that capital is changing. As regional players become more active and some Western institutions take a more cautious approach, new opportunities are emerging across a range of sectors. Speakers of the first panel at Future of Real Estate 2026, a conference organised in Warsaw, agreed that the country’s strong economic fundamentals remain intact, but unlocking the next wave of growth will require greater market liquidity, larger investment platforms and a deeper pool of domestic and regional capital.

Hyprop Investments, South Africa's largest listed specialised shopping centre REIT, has agreed to acquire Galleria Burgas, a shopping centre located on Bulgaria's east coast, for €122.2 million before adjustments.

Wing-owned Witorp Kft. has signed a share purchase agreement to acquire Capital Square, a landmark office building in the Váci út business district of Budapest.

Budapest-based real estate developer TriGranit, in partnership with the DRFG Investment Group, has successfully acquired the Korzó Shopping Centre in Nyíregyháza, marking a significant expansion of its retail portfolio across CEE.  

Studentspace, a student housing platform, has secured PLN 215.8 million (approximately €50 million) in financing from PKO Bank Polski. The financing will support the development of two Studentspace projects in Warsaw, including the investment at Wołoska Street, which together will deliver approximately 1,100 student beds.

At Bucharest Business Forum 2026, the closing panel brought together senior executives from residential, logistics, and asset management to explore how Romania can unlock its next phase of growth. Moderated by Ana Dumitrache, CEO, Olympian Parks, the discussion ranged from unlearning old market reflexes and rethinking “location,” to the disruptive impact of AI and the structural gaps still holding Romania back versus peers like Poland. Despite working in different segments, the speakers converged on a few core themes: long‑term value over short‑term volume, community and quality over simple density, and disciplined governance as the missing ingredient for Romania’s full potential.

The branded residences segment continues to gain traction across Central and Eastern Europe, as developers increasingly combine hospitality services, premium architecture and lifestyle-driven real estate concepts into hybrid destination projects. In Romania, one of the newest developments following this direction is Jakob Sonne Resort, a premium mountain resort currently under development by Skyline Europe in Poiana Brașov.

At Prague Property Forum 2026, the opening panel examined how investors are adapting their strategies in a volatile macro environment. Speakers highlighted that despite continued appetite for Czech real estate, higher financing costs, limited availability of quality assets, and growing uncertainty are pushing investors to become more selective, more cautious and increasingly focused on long-term resilience.

After a period of adjustments, Romania's property market enters 2026 with increased confidence from Romanian investors. These have become a key factor in supporting market liquidity and stability, showing growing interest in income-generating assets, according to a report by CBRE Romania.

European investors continue to lead commercial real estate investment across the continent, accounting for 48% of activity in Q1 2026, according to BNP Paribas Real Estate data. American investors follow with 31%, while Asia Pacific investors represent just 7% and Middle Eastern investors 2%.
