Owners are looking carefully at their exposure to risk, especially in terms of covenant strength and government measures affecting rental payments, according to Colliers International’s CEE Investment report for Q1 2020. Residential tops the sectors due to one deal but offices (27% share) have maintained their place in the order of preference, closely followed by industrial and logistics (26% share) in Q1 2020.

IFC, a member of the World Bank Group, is providing a green financing package of approximately €205 million to Warehouses De Pauw NV (WDP), a Belgian real-estate investment trust, to support the construction of around 1 million sqm of resource-efficient semi-industrial and logistics properties across Romania. The green financing fits within a larger €750 million financing programme and includes green financing from third-party investors mobilized by IFC under its Managed Co-Lending Portfolio Program and from international commercial banks.  

The preliminary investment volumes for the CEE region for Q1 2020 have reached ca. €3.7 billion, despite the onset of COVID-19 in CEE at the beginning of March, according to Colliers International. 

Penta Real Estate completed the Business Centrum Tesla 2 office building project in Košice by selling it to the Austrian company European City Estates. The BCT 2 provides 14,600 square meters of office space. The largest tenants include the companies T-Systems Slovakia, Deloitte, Diebold-Nixdorf and Colonnade. On the seller side, the transaction was advised by JLL and the purchase price was not disclosed upon agreement between the parties.

The total value of investment transactions in the Polish real estate market for the first quarter was nearly €1.8 billion, which is the second-highest result on record for the first three months of the year. JLL analyses the investment transactions concluded in Q1 2020 in Poland’s commercial real estate sector.

Singapore-based alternative asset manager Elite Partners Capital has announced the first close of its pure-play Elite Logistics Fund. Launched in January 2020, Elite Logistics Fund, which targets investment opportunities in the EU and UK logistics sectors, now holds more than 372,000 sqm of logistics assets in Poland and the UK.

Appetite for the acquisition of office buildings and industrial parks, less rented offices and shopping centres with postponed openings, this is how this quarter could be described regarding the real estate market in Romania, according to the quarterly report of CBRE.

Yareal has signed a contract to sell the Nowogrodzka Square office building to a French fund managed by Amundi Real Estate. The transaction includes a Class A office building covering an area of 11,000 square meters, as well as an underground garage with 148 parking spaces. Nowogrodzka Square was opened in the fall of 2018.

Penta Real Estate has sold the D48 office building in Warsaw’s Służewiec district to fellow Slovak company IAD Investments for an undisclosed sum.
