According to the panellists of the investment panel at CEE Property Forum 2019, sellers have become more cautious compared to last year when they thought the market was reaching the peak and they were going to get the best price possible. Prices, however, have gone up significantly in the last 12 months as the general lack of quality investment products persists in the region.

OTP Real Estate Investment Fund has acquired the 26,000 sqm Roosevelt office building in central Budapest. The seller was Munich-based GLL Real Estate Partners (GLL).

Českomoravská Nemovitosti has acquired the BLOX office building in Prague's Dejvice district for more than €77 million (CZK 2 billion). The building's primary tenant is Amazon.  The acquisition was financed by ČSOB.

Resi4Rent, the first institutional privately-run platform of apartments for rent in Poland, has been granted a use permit to its first building at Rychtalska street in Wrocław. Fitting-out works of apartments are in progress and soon residents will move into the building.

Panattoni Europe is growing its capital market structures. The team has been joined by Michał Stanisławski, taking on a new position of Director of Capital Markets Poland. Among other tasks, he will be responsible for managing investor relations, including raising capital for the developer’s dynamically growing investment projects in the country.

FLE GmbH, a company of the LFPI group, has acquired its eighth property in Budapest on behalf of the Luxemburg based fund FLE SICAV FIS.

Blackstone announced the final close of its latest global real estate fund, Blackstone Real Estate Partners IX. BREP IX has $20.5 billion of total capital commitments — the largest real estate fund ever raised. Blackstone is also currently investing two regional opportunistic funds, the €7.9 billion BREP Europe V and the $7.2 billion BREP Asia II.

Poland has maintained its dominant position in the investment market in Central and Eastern Europe with the highest diversity and liquidity of products and diversity of investors. Demand remained high in all sectors, but office transactions were clearly dominant.

Labour shortage and rising costs in construction are problems developers in CEE have had to learn to live with over the past years. Dr. Zoltán Nádasdy MRICS, Partner, Head of CEE Real Estate Investments Group at Noerr talked to Property Forum about the legal challenges investors and developers face on the Hungarian, Romanian and Polish markets.

pbb Deutsche Pfandbriefbank provided an investment loan and a VAT facility of €90 million in total to two real estate funds managed by Credit Suisse Asset Management. The funds will utilise the proceeds for the acquisition of the prime office building Astoria in Warsaw from the developer Strabag. pbb acted as arranger and sole lender under the facilities.
