The Roztyly Plaza office building in Prague 11 has progressed to the above-ground construction phase. Completion is planned for 2024, yet more than half of the offices are already leased, developer Passerinvest announced.

A 44% higher demand for offices in Prague was recorded year-on-year in Q4 2022. Renegotiations accounted for 58%, the remaining transactions included new leases, expansions, and subleases. By 2025, an additional 400,000 sqm of new office space, currently in different stages of preparation, is due to come online in Prague, says JLL.

Cushman & Wakefield has taken over the management of the Atrium Flora shopping centre in Prague Vinohrady, owned by G City Europe (formerly Atrium European Real Estate), as of 1 January 2023.

CTP is completing the construction of a new building at CTPark Prague North. The hall, with the working name D8.7B, will offer 32,000 sqm of facilities upon completion. The second hall, D8.7A, will be completed in August 2023. CTPark Prague North is located close to the capital city and also in close proximity to the D8 motorway. CTP will thus offer new space in a highly lucrative area, which has long been experiencing an overwhelming demand for modern and sustainable business space.

The multifunctional project Dva Domy, built by the Karlín Group together with the Bishopric of Hradec Králové in Prague's Karlín district, has already been approved. The project, which consists of two distinct buildings, includes not only over 100 apartments but also commercial space and a small park.

Arete Group has signed a loan agreement for more than €100 million with the consortium of Czech and Slovak banks – one of the largest banking groups in the Czech Republic and Slovakia - Česká spořitelna and Slovenská sporiteĺňa.  

The Czech industrial real estate market in 2022 was again remarkably successful. It reached the highest annual new supply in the history of the market on the back of record-low vacancy and all-time high prime rents, JLL reports.

Real estate investment volumes in CEE reached almost €10.7 billion during 2022, up 6.6% compared to the previous year, with Poland accounting for 54% of all transactions, trailed by the Czech Republic and Romania with shares of 14% and 12%, respectively, according to a report by Cushman & Wakefield Echinox. 

In Prague 7, Skanska is preparing the first office project in the Czech Republic which is being built on the principle of the circular economy. The Mercury project is being built with materials from demolished buildings and will have 20,000 sqm of premium office and retail space.

As of Q4 2022 in the Czech industrial market, the extremely low vacancy of around 1% persists. The share of speculative construction has grown to 40% and the modern, developer-led warehouse stock reached almost 10.8 million sqm, so experts expect that it will surpass 11 million sqm by the end of Q1 2023, the Industrial Research Forum announced in their report.
