GN Group leases 30,000 sqm at Panattoni park in Kladno

Danish audio and communications manufacturer GN Group is to become a tenant at Panattoni Business Park Kladno, an industrial zone developed on a brownfield site formerly occupied by the Poldi Kladno steelworks. GN will occupy more than 30,000 sqm in total, of which approximately 28,000 sqm will be operational space and 2,000 sqm will serve as office accommodation. The build-to-suit project is being developed by Panattoni and financed by investment group RSJ, with completion scheduled for the second quarter of 2027.

UBM Development moves Prague office to Smíchov

UBM Development Czechia has relocated to new offices on Moulíkova Street in Prague 5, near Smíchov railway station, where the company is currently building the Rezidence Na Plzeňce residential project. Colliers reports tight office supply in Prague

The supply of modern office space in Prague remains constrained, with the vacancy rate standing at 5.8% at the end of the second quarter of 2026, the lowest level since 2020. Total modern office stock reached approximately 3.95 million sqm, yet only one project was completed during the quarter: the renovation of the Danube House building in Prague's Karlín district. The building, developed by CA Immo to Class A standard and seeking LEED Platinum certification, was fully occupied before completion, with Everpure and Allegro among its tenants.

Czech regional office markets report mixed H1 2026 results

The Regional Research Forum, whose members include CBRE, Colliers, Cushman & Wakefield, iO Partners, Knight Frank and Savills, has published its H1 2026 data for the Brno and Ostrava office markets. In Brno, the only completion during the period was Svatopetrská D (1,750 sqm) in Q1, while construction began on BRIXX Brno (1,400 sqm) in Q2. Total modern office stock in Brno reached 717,450 sqm by the end of June, with Class A properties accounting for 73% of that figure. Nine schemes totalling 87,570 sqm were under construction, the largest being Dornych (27,600 sqm), Ponávka A4 (12,310 sqm) and Nová Zbrojovka D4 (10,460 sqm).

Czech Republic leads CEE investment in H1 2026

Commercial real estate investment across six Central and Eastern European markets reached €5.8 billion in the first half of 2026, according to Colliers, with the Czech Republic accounting for roughly a quarter of that total at over €1.4 billion. Although this represents a nominal decline from the record €2.2 billion recorded in the same period last year, analysts at Colliers view the result as a stabilisation following an period of exceptional activity.

RS Group completes residential project in Hradec Králové

Czech industrial market holds steady as vacancy climbs in Q2 2026

The Czech industrial market reached a total stock of 13.78 million sqm in Q2 2026, with 189,600 sqm of new warehousing space delivered across 10 industrial parks — a 37% decrease quarter-on-quarter and 21% year-on-year. The largest completed project was CTPark Brno Líšeň (45,000 sqm), followed by EQT Exeter Park Prague D8 Lužec (44,200 sqm), both delivered speculatively, and Aventin Business Park Dyje (24,500 sqm), which was fully leased upon completion.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
