A new industrial building has been constructed in CTPark Prague West near Prague, which holds a record 92.1% ‘BREEAM New Construction’ sustainability certification score of ‘Outstanding’, making it the ‘greenest’ industrial building in the Czech Republic. The warehouse, which was built under strict environmental measures, features a range of innovative solutions contributing to energy efficiency, as well as facilities to support local animals, abundant greenery, and a charging station for electric vehicles.

CTP Group is aiming to double the size of its pan-European network of business parks to 20 million sqm of leasable space by the end of the decade, over the projected growth of demand across Central and Eastern Europe. 

Commercial property investments in Romania could hover between €700 and €900 million in 2023, slightly below the average of recent years, with new deals set to be driven by industrial and office projects, according to JLL.

CTP has completed two industrial lettings with 12,000 sqm of space at CTP Park Cerhovice. Two speculatively developed sustainable warehouse spaces have been leased to French global automotive supplier Valeo Vymeniky Tepla s.r.o and leading European logistics operator Raben Logistics Czech s.r.o. CTP plans to develop a further 58,000 sqm in this industrial park by the end of 2024, the company announced.

CTP acquired an industrial complex from Bluehouse Capital earlier this year on a plot of land with a total area of 330,000 sqm in the city district of Ostrava - Hrušov. In addition to the existing first phase of 18,000 sqm, which already has three tenants, the developer plans to build another 76,000 sqm of industrial/logistics space. The warehouse will be built in the revitalized area of the former chemical plants with a total area of 94,000 sqm and will become the largest in the Czech CTP portfolio.

Bogi Gabrovic, CFO of CTP Poland talked to Property Forum at MIPIM about the current situation in the Polish warehouse market, the main drivers of demand and the developer’s plans for growth.

CTP has purchased three industrial parks in three Romanian cities from FM Logistic, a French supply chain services company, for an undisclosed sum.  

CTP is entering the Pomeranian regional warehouse market in northern Poland - the construction begins at CTPark Gdańsk Port. The Park is set to be the first investment in that region in the company's portfolio with an overall cost of €72 million, including land acquisition, and a yield on cost of around 10%, and will offer tenants two buildings with a total area of almost 119,000 sqm. The first phase of the project is scheduled for completion in the fourth quarter of this year. 

The year 2022 was a successful year for CTP, marked by stable growth and excellent business results. In 2022, the portfolio area in the Czech Republic was expanded by 300,000 sqm, bringing the total area to 3.8 million sqm. Rental income increased by 13% year-on-year to €230.3 million (CZK 5.7 billion). At present, CTP is the largest player in the Czech industrial-logistics property market with a 28% share. 

Titanx Engine Cooling, a supplier of cooling systems for commercial vehicle manufacturers, is ramping up its production and distribution capacity at CTPark Opole in the Silesian region of southwest Poland by leasing an additional 27,000 sqm of space. The new capacity will help meet strong demand from customers in its key German, Polish and Czech markets.
