Vantage Data Centers, a global provider of hyperscale data centre campuses, announced that two greenfield campuses in Berlin and Warsaw are now operational. The opening of a Warsaw campus marks the company’s first facility in Poland, while the development in Berlin marks the company’s second campus in Germany. Among Vantage’s portfolio of nine campuses in EMEA, five of them are now operational (Berlin I, Warsaw, Frankfurt I, Zurich and Cardiff).

International company TKH Group N.V., represented by its newly established company EEP LCC, has purchased an investment site of approximately eight hectares in Sieraków in the Rawicz municipality. In the formal preparation for obtaining the land for sale, support during negotiations and in the process of purchasing the land was provided by specialists from JLL’s industrial department in cooperation with the Rawicz Office for Investor Assistance.

GLP announced that its fourth logistics project in Mazovia has been completed. Totalling 35,500 sqm, the latest building – GLP Warsaw III Logistics Centre – is located just beyond the eastern boundary of Warsaw, next to the Kobyłka Junction of Expressway S8, offering an alternative to city warehouses.

Both Polish and international companies are reporting a growing demand for modern data centres. While the availability of suitable development land in established Western European markets is shrinking, Poland still has a large pool of excellent and affordable sites meeting data centre requirements.

Industrial developer CTP Group has recently delivered over 100,000 sqm in CTPark Bucharest North, which is becoming a new logistics hub for e-commerce companies. Following an investment of €160 million, this further expansion at the park is expected to push the total leasable area above 200,000 sqm by year-end.

Korean logistics company Unico Logistics has leased 11,250 sqm of space in the newly built hall at BIK Park Wrocław. The investment carried out by Biuro Inwestycji Kapitałowych near Wrocław will provide a total of 22,500 sqm of modern warehouse space. The commissioning of the ready-made facility is planned for September this year. The offer also includes free warehouse modules for rent.

Industrial developer CTP has started the construction of CTPark Oradea Cargo Terminal, the first industrial park with an air cargo terminal in Romania. The project is located close to Oradea Airport and the Eurobusiness II industrial park.

The Polish warehouse market remained stable in Q1 2022, with a slight decrease observed on the demand side with 1.56 million sqm leased (-2.5% y/y). On the supply side, developers completed over one million sqm (+44% y/y) projects. A record-breaking 4.9 million sqm remains under construction, with factors such as inflation and rising material and contractor prices driving rental rates up. Not without matter for the entire sector is the geopolitical situation behind Poland's south-eastern border, which may temporarily increase the demand of tenants relocating their business from Eastern Europe in the following quarters of the year. Morska Agencja Gdynia sp. z o.o., a specialist provider of sea, land and rail freight services, will become a tenant of one of the two buildings of Panattoni Park Tricity East V. It has leased 22,800 sqm of warehouse space in a build-to-suit facility. The tenant was advised on the choice of location and during lease negotiations by real estate advisory firm Newmark Polska.

Panattoni is opening up another market - this time the developer has chosen Radom, the largest city in Mazowsze following Warsaw. The Panattoni Park Radom distribution centre, which will have an area of 44,200 sqm at full build-out, is being constructed 10 minutes from the S7 and 10 km from Warsaw-Radom airport. The first two buildings with a combined area of 13,500 sqm are to be completed at the end of 2022/beginning of 2023 and they already have tenants from the logistics and grocery sectors.
