Harden Construction is developing two industrial halls as part of Panattoni Park Warsaw North III in Kobyłka, just 25 km from central Warsaw. The project, which started in Q2 2025, is set for completion in Q4 2025. The halls will have areas of 13,000 sqm (Hall A) and 33,000 sqm (Hall B). One of the tenants, PBS Connect, will occupy 24,000 sqm in Hall B.


The buildings are designed as warehouse, service, and production facilities, including social and office areas. Construction currently involves earthworks, foundations, and installation of prefabricated structural elements. The project will meet BREEAM Excellent certification standards, with a focus on energy efficiency and sustainable development.

“We use sustainable materials such as recycled aggregates, FSC- or PEFC-certified wood, and screened humus for landscaping. Our aim is to minimise environmental impact in every project we deliver,” said Łukasz Kozerski, Chief Operating Officer at Harden Construction.

Surrounding the halls, 27,000 sqm of green space will be created, including trees, shrubs, and a retention pond designed to support local wildlife. The pond will feature gentle slopes and a migration zone for animals, and amphibian habitats will be introduced in a redesigned drainage ditch.

Hall B, partially occupied by PBS Connect, will feature advanced technological solutions, including automated storage racks, a mezzanine with four storage levels, and a roof prepared for a photovoltaic installation. Intelligent systems such as remote meter reading, fire alarm systems, and vehicle license plate recognition will enhance operational control and security.

A new access road and bicycle shelters will be built to improve connectivity and encourage eco-friendly commuting.
