What's next for Ukraine's warehouse market?

Last year was a year of gradual recovery in demand and relative stabilization for Ukraine’s warehouse property market. Recall that 2022 was a year of forced demand, with rental activity supported by relocations to safer locations and the search for new premises to replace the destroyed ones. In 2023, the market moved from the stage of survival to the stage of moderate development. Marriott International to expand Polish portfolio with 10 projects

Marriott International, Inc., announced its plans to expand its portfolio in Poland with the expected addition of more than 10 properties in the next few years, including the debut of two brands - Le Méridien and Element Hotels by Westin - in the market. The anticipated openings will further enhance the company’s footprint in the country, where it currently has a portfolio of 24 properties and over 4,500 rooms across 12 brands and eight cities - Warsaw, Sopot, Kraków, Poznań, Katowice, Wrocław, Gdynia and Szczecin.

Hungary’s Wing completes €37 million bond issue

With an aggregate principal amount of €37 million, the bonds have a maturity of 3 years and a fixed interest rate of 8.90 per cent. LCube expands land bank in Poland

LCube enters 2024 with projects planned on purchased plots with a potential of 100,000 sqm and has secured additional land of about 65 hectares, which will enable the construction of another 300,000 sqm of warehouse space. Negotiations are also underway regarding another 20 hectares, which the company intends to reserve by mid-year. This provides a cumulative potential for the realization of over half a million square meters.

New leases

  • Flowserve Hungary Services has leased 2,550 sqm of office space in the Liberty mixed-use building in Budapest. The company will move into this Autumn.
  • DB Logistic has signed a new lease agreement at SEGRO Logistics Park Gliwice. The company has decided to expand occupied space by a third to a total of nearly 5,000 sqm.
  • Low-cost airline flydubai has opened a new office Bucharest-based Eminescu Offices, in a deal brokered by Cushman & Wakefield Echinox.

New appointments

  • Prologis' Warsaw team has gained a new director. As of 1st of April, Marzena Tkaczuk has joined the team of development experts. As Capital Deployment Director, she will be responsible in particular for the implementation of build-to-suit projects.
  • Hagag Development Europe has named Ana-Maria Nemțanu as Leasing Director. She has over 17 years’ worth of experience in the local real estate industry.
  • Emilia Dębowska has been promoted to the position of Head of Sustainability Europe of Panattoni. In her new role, she will be responsible for Panattoni’s integrated sustainable development strategy encompassing both the company’s business goals and the development of its projects in Europe for every country in which the developer is active.
