7R is launching 7R Park Warsaw South III, a warehouse park in Sękocin near Warsaw comprising two buildings with a total leasable area of approximately 47,000 sqm. Construction begins in early August 2026. Before breaking ground, 7R has already signed its first lease: Strefa Tenisa, Poland's largest e-commerce retailer of tennis equipment, has taken 3,500 sqm.

On 6 August, Warsaw's Monta Beach Volley Club will host the 15th JLL Charitable Beach Volleyball Tournament of the Real Estate Industry. Running under the motto "Family stays together," this year's event will raise funds for the daily operations of the Ronald McDonald House at the Institute "Memorial – Centre of Child Health" in Warsaw. The house, which opened to families in May, offers 20 family rooms and round-the-clock communal spaces, allowing parents to stay close to their hospitalised children free of charge. Forvis Mazars, an international audit, tax and advisory firm, has leased nearly 2,500 sqm at the LIXA E office building near Rondo Daszyńskiego in Warsaw, which will become its new Polish headquarters from May 2027. The transaction leaves LIXA E 96% leased, with only one module remaining. CBRE advised Forvis Mazars during negotiations.

Sky Office Center, an A-class office building in Warsaw's Mokotów Business District, has been sold by Hines to a private Polish investor. Avison Young's investment team acted as the seller's adviser throughout the transaction.

Liebrecht & wooD Poland has reached a key construction milestone at Drucianka Campus, a mixed-use development on Warsaw's Praga-Północ district, built on the site of a former wire factory. The project will deliver nearly 38,000 sqm of office, retail and service space by 2028, including around 30,000 sqm of offices and 8,000 sqm of retail and services. The development is positioned as a talent campus — a multi-functional workplace designed to help companies attract and retain staff.

The Polish Chamber of Commercial Real Estate (PINK) has published figures on the Warsaw office market for Q2 2026. The data is sourced from advisory companies including Avison Young, Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska and Savills, and covers modern office stock, new completions, take-up volumes and vacancy rates.

Warsaw's residential land market is undergoing a shift in how plots are valued. Alongside location and development potential, the ability to move efficiently through the investment process has become a key factor. Land with a clear planning status and a valid building permit is becoming increasingly valuable. The current market environment requires much greater selectivity and a thorough assessment of investment risk, says Damian Karkośiński, Investment and Acquisitions Specialist at Walter Herz.

Develia sold 1,752 flats under development and preliminary agreements in the first half of 2026, up 3% from 1,699 a year earlier. The figure includes 13 units in joint venture projects. The company handed over 2,572 flats, 116% more than the 1,193 delivered in the same period last year.

Eastnine has entered into an agreement with Ghelamco to acquire the 40-storey office property The Bridge in Warsaw at an underlying property value of €300 million. The transaction, which is subject to financing, is expected to close during the fourth quarter of 2026. The acquisition will make Warsaw Eastnine's largest market.

Hungarian-owned real estate development group Faedra Group has opened its first office in Poland. In July 2026, the company established Faedra Group Polska, headquartered in Warsaw, marking the first chapter of its international expansion.
