Czech industrial parks invest in design and green spaces

The appearance of industrial parks in the Czech Republic is changing, with developers investing not only in technical specifications but also in architecture, green spaces and employee amenities, according to an analysis by Colliers. Facades are increasingly adorned with greenery, artworks or motifs referencing local history. For example, the main facade of a distribution centre at Panattoni Park Cheb features a motif of houses from the city's historic centre, with a facade measuring nearly 700 metres in length and 15 metres in height. Brownfield sites are also being adapted, with some preserving original industrial elements such as exposed brickwork or steel beams.

RC Europe plans 48,400 sqm industrial park in Přerov

RC Europe is preparing to develop RC Zone Přerov, a new industrial park located approximately 300 metres from a D1 motorway exit, between Brno and Ostrava. The project, which has received a final and binding building permit, will comprise three buildings with a total leasable area of approximately 48,400 sqm, intended primarily for manufacturing and related warehousing. Construction is scheduled to begin in October 2026, with delivery expected in phases over 12 to 14 months. Total investment will exceed CZK 3 billion.

LemonTree completes Booster Zabrze logistics park in Silesia

LemonTree has completed the second phase of Booster Zabrze, a warehouse complex in Upper Silesia. Three new buildings with a total area of nearly 59,000 sqm have been added to the existing infrastructure, bringing the park to its target size of 111,000 sqm. P3 Group S.à r.l. has reported its condensed consolidated interim financial results for the first half of 2026, posting net operating income of €284 million, up 6% from €269 million in H1 2025. The company's logistics portfolio covers 10.2 million sqm of gross lettable area across 10 European countries and serves approximately 490 customers. Portfolio value was held at €10.8 billion, with acquisitions and development activity offsetting disposals, while the like-for-like value declined marginally by 0.4% as yield expansion to 5.74% outweighed estimated rental value growth of 0.3%.

Bucharest yields remain well above Western European levels

Bucharest is consolidating its position within the Central and Eastern European (CEE) real estate market, combining rental growth across major asset classes with investment yields that remain well above Western European levels, according to the DNA of Real Estate Europe Q2 2026 report published by Cushman & Wakefield. Across Europe in Q2 2026, prime office rents rose 4.5% year-on-year, retail rents increased 3.0%, and logistics rents grew 2.4%, while investors remained selective as yield movements pointed to a more balanced market following the repricing cycle of recent years.

CTP signs 104,000 sqm at CTPark Iłowa in Poland

CTP has signed two new leases totalling more than 104,000 sqm at CTPark Iłowa in western Poland, as demand from Asian-linked e-commerce supply chains and third-party logistics (3PL) operators grows across Europe. A Chinese fast-fashion e-commerce platform serving European customers has taken 66,214 sqm of gross leasable area (GLA) across two buildings of 46,595 sqm and 19,619 sqm respectively, while an international 3PL operator has signed for 37,801 sqm to support its logistics and distribution operations.

Harden Construction completes Panattoni Park Warsaw North III

Harden Construction has completed construction of Hall A at Panattoni Park Warsaw North III in Nadma, near Warsaw, and obtained the occupancy permit. The project sits on a plot of more than 121,000 sqm. Hall B, covering more than 32,500 sqm, was handed over at the end of 2025, while Hall A, with a built-up area of nearly 15,800 sqm, was built from January 2026 and concludes the full investment.

Karel Stránský returns to Colliers Czech industrial team

Poland builds 83% more homes per capita than Czechia

Poland completed nearly 209,000 dwellings in 2025, compared with 33,400 in the Czech Republic. Adjusted for population, Poland delivered 5.6 new homes per 1,000 inhabitants against 3.1 in Czechia, a difference of approximately 83%. A similar gap is visible in housing starts: Poland broke ground on 212,400 units in 2025, while Czechia started 35,800, a per-capita gap of around 73%. The figures come from an analysis by ARETE Real Estate.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
