Martley Capital Group has launched Amber, a joint venture backed by institutional capital, targeting last mile and urban industrial assets across Poland. The platform aims to build a portfolio of approximately €200 million in gross asset value over the next 12 to 24 months and has been seeded with two initial acquisitions in Upper Silesia.
Amber will be managed by Martley's Polish team, which has operated in the Polish industrial market for more than a decade. Working from a Warsaw office, the team focuses on acquisitions, leasing and asset management, with established relationships intended to provide access to off-market and lightly marketed stock. Martley Capital Group operates across four territories in the UK and Central Europe, with over 40 staff and assets under management exceeding £1 billion.
The strategy targets modern small to mid-box multi-let industrial assets in supply-constrained urban locations across Poland. Martley plans to apply an asset management programme to each acquisition, covering targeted capital expenditure, BREEAM certification where not already in place, and the progressive improvement of lease structures.
The seed portfolio comprises two fully let warehouse estates in Upper Silesia, developed by 7R, together totalling approximately 22,500 sqm of gross lettable area. The larger asset is a 12,874 sqm class A warehouse in Siemianowice Śląskie, completed in 2018 and BREEAM certified, with occupiers including Jungheinrich and Omida 7R Solution. The second is a 9,758 sqm urban warehouse in Sosnowiec, completed in 2015, with a diversified occupier base including Flukar, Döllken and MEWA Textil-Service. Both estates are multi-let and fully occupied.
