Office development activity in Bucharest accelerated over the past year, with the volume of projects currently under construction exceeding 200,000 sqm of gross leasable area, the highest level since 2021. At least eight new office buildings are expected to be delivered by the end of 2028, according to a report by Cushman & Wakefield Echinox.

Estonian hotel network Legend Hotels will take over management of the Courtyard by Marriott Gdynia Waterfront in November 2025, becoming the new operator of the property. The hotel will continue to be owned by Vastint, while Legend Hotels will be responsible for its daily operations.

Develia has finalised the sale of the Arkady Wrocławskie property in Wrocław to Vastint Poland, part of an international real estate group focused on commercial projects. The transaction value is €42.967 million (approx. PLN 182 million).

Vastint Poland has completed the second phase of the Gdynia Waterfront project in Gdynia. The complex, located near Kościuszko Square and the President’s Basin, offers residential, office, hotel, and commercial functions.

Vastint Poland has been awarded the LEED Gold certification for the Sound Garden Hotel located within Business Garden Warsaw. This is the last of seven buildings that make up this  complex, which has successfully undergone multi-criteria environmental verification.

Develia Group has signed a preliminary agreement with Vastint Poland for the sale of the real estate on which the Arkady Wrocławskie multifunctional building is located. The net sale price has been set at €42.9 million (approximately PLN 185.6 million). The transaction is expected to be finalised by the end of August 2025. Avison Young has been representing the seller throughout the sales process.

Vastint Poland is launching its first project in the Private Rented Sector (PRS). The Pastelowo estate will be built on Pastelowa Street in Poznań, in the immediate vicinity of the Business Garden complex. The development includes 255 apartments, which will be entirely for long-term rental. The project will be ready in early 2025, at which time the first contracts with future tenants are scheduled to be signed.

Progress on ESG in the real estate industry has been seen since 2018 and sustainability considerations are shaping investment strategies and client demand, concluded speakers of the ESG in real estate panel of Romania ESG Forum 2023, organised by Green Forum and Property Forum last week in Bucharest.

Vastint has received a permit for the renovation with change of function of the first three historical buildings in the Stara Rzeźnia complex in Poznań in Poland. As part of the work, they will be restored and transformed into office buildings. The plan to revitalize the rest of Stara Rzeźnia is currently the subject of public consultations organized by the City of Poznań authorities as part of the procedure for adopting a local plan.

Vastint has leased nearly 13,400 sqm in three Business Garden complexes in the last months of 2022. The new tenants of Business Garden Wrocław are VSB Energie Odnawialne Polska, Smartbear Software, IDOM, and Jabil Poland, which leased a total of more than 4,200 sqm of office space. In addition, two current tenants of the complex, Gates Business Services Europe and iTechArt, have expanded their existing offices by an additional 2,400 sqm. The Business Garden Poznań tenants were joined by Deloitte and Paypro SA, which leased a total of 2,720 sqm. Business Garden Warsaw also gained new tenants, Astellas Pharma, Stadler Polska, TLScontact and United Imaging Healthcare Poland. Along with the expansion agreements signed with current clients, the Warsaw complex leased 4,074 sqm of office space.
