New sources of global capital continue to emerge

There is a growing global war chest of capital for real estate, with institutional investors looking to increase their real estate allocations and new sources of capital emerging, according to Colliers International’s latest report. Increasing allocations to real estate from global institutions reached at least $840 billion in 2018, adding to the $370 billion in closed-end funds waiting to be deployed to real estate in 2019.

Poland’s industrial stock nears 16 million sqm mark

At the end of 2018, Poland’s industrial and warehouse stock reached 15.79 million sqm. Around 2.22 million sqm of modern warehouse and industrial space was delivered to the market last year, down by just 6% on 2017’s level. With 792,000 sqm constructed in the last 12 months, Central Poland reported a record-high development activity with large-scale completions for BSH, Media Expert and Smyk at Panattoni Central European Logistics Hub in Łódź (a total of 214,000 sqm), Hillwood BTS Zalando 1 in Głuchów (125,000 sqm) and Panattoni Park Stryków III (91,000 sqm). Other leading markets in terms of new supply were Upper Silesia (303,000 sqm), Wrocław (219,000) and Warsaw suburbs (205,000 sqm).

Tenants look forward to new projects in Poznań

At the end of 2018, Poznań’s total office stock amounted to 479,100 sqm. Six projects completed in the last twelve months delivered 21,200 sqm of new office space. The largest completions included buildings IV and V of the Pixel complex: 8,850 and 8,950 sqm, respectively. Office take-up hit 70,400 sqm, which represented a 10% y/y decrease. Key lease transactions comprised the 14,750 sqm renegotiation and expansion by Santander Bank Polska at Poznań Business Garden, a deal signed for 10,300 sqm at a Nowy Rynek building and Carlsberg’s 3,950 sqm renegotiation at Nowe Garbary. Cushman & Wakefield summarised the Poznań office market at year-end 2018.

New leases

  • aSpace is opening a new location, spanning nearly 1,000 sqm, in the Victoriei 222 building in Bucharest, thereby becoming the first coworking destination on Calea Victoriei.
  • Buchareast-based office project Floreasca Park has reached over 80% occupancy, following over 4,400 sqm of recent leasing activity. Leroy Merlin has leased 3,900 sqm, while IGEL Technology is occupying 515 sqm.
  • Henkel Romania has sold a 1,800 sqm property in central Bucharest, which served as its HQ, to a high-end residential developer. The deal was brokered by iO Partners.

New appointments

  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
  • Maciej Wieczorkiewicz is joining the Avison Young Technical Advisory team in Poland. Maciej is an experienced engineer with many years of experience in managing fit-out projects and investments in the commercial property sector. During his career development, he has worked for companies such as Made In Terior, TECAS Fitout and Colliers Define.
  • Tomáš Fabian has taken on the responsibility of leading the Czech commercial development team at Skanska as Executive Vice President Operations Czech Republic, while still keeping the current responsibilities as Executive Vice President Legal Counsel (CEE).
