GTC reports rental revenue loss due to COVID-19

GTC’s rental and service revenues decreased by €3 million to €79 million in H1 2020. The decrease mainly resulted from a decrease in income of approximately €8 million due to rent relief imposed by governments during the lockdown of shopping malls and rent concessions and discounts provided by the Group to the retail tenants across the portfolio due to the COVID-19 outbreak combined with a decrease on rental revenues following the sale of GTC White House in the third quarter of 2019 and Neptun Office Center in the fourth quarter of 2019 of €3 million. The decrease was partially offset by an increase in the rental revenues due to completion of Ada Mall, Green Heart, ABC I and Matrix A.

Warehouse developers go greener in Poland

Every year, the number of BREEAM and LEED-certified warehouse buildings in Poland increases. There are several reasons for the growth of sustainable development in the sector. On the one hand, educated tenants put pressure on developers. On the other hand, developers themselves increasingly adhere to the decisions of the Paris Agreement, which sets out a global action plan to prevent global warming. In the latest development schemes, companies strive to reduce the negative impact on the environment through more thoughtful development planning and by reducing the carbon footprint. Currently, certification is particularly popular in the office sector. But warehouse developers increasingly strive to meet the BREEAM or LEED construction standards too. Often long before the completion of the scheme, warehouse developers try to demonstrate that the project meets the requirements of sustainable construction and ecology by obtaining pre-certification. Indeed, the new green construction standards for new buildings are slowly becoming the norm within the warehouse sector.

Warsaw and Prague among Europe’s hotspots for data centre development

New research from Cushman & Wakefield has identified Berlin, Reykjavik, Oslo, Warsaw, Zurich, Milan, Vienna, Madrid and Prague as emerging hotspots for data centre development in Europe. The European data centre market has long been dominated by the ‘FLAP-D’ markets of Frankfurt, London, Amsterdam, Paris and Dublin, cities with their own deep business and financial sectors to serve. While these markets are still critical to the data centre ecosystem as entry points - and with over 500 MW of construction underway among them - interest in the FLAP-D markets is now competing with physical limitations including a lack of energy to power the centres, limited stock and a need to be closer to regional users.

Trei Real Estate Poland receives €51 million loan from pbb

Trei Real Estate GmbH has taken out a long-term loan in a volume of €51 million through its Polish subsidiary, Trei Real Estate Poland from pbb Deutsche Pfandbriefbank, a German specialist lender for commercial real estate finance. The loan represents a cross-border financing arrangement and breaks down into two tranches of five and ten years, respectively. It is collateralised with 40 supermarkets from the existing portfolio of Trei Poland, the supermarkets being occupied by Biedronka. Trei intends to use the borrowed capital to finance its growth trajectory.

Investment yields remain stable in Romania

Romania's real estate investment volume amounted to approx. €395 million in the first six months of 2020, a value 17% higher than the same period of the previous year, according to CBRE. Office buildings were the properties most sought after by investors, accounting for 88% of the volume traded and other similar projects are available for sale, totaling over €350 million.

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
