CA Immo has signed an agreement to sell its Czech platform, marking the company’s exit from the Czech market. The closing of the transaction remains subject to customary conditions and is expected in the coming weeks. The company has not disclosed the buyer or the transaction value.
The deal follows a process launched in November 2025, when CA Immo announced that it had entered into a letter of intent with a potential buyer for the sale of its remaining Czech portfolio and had started exclusive due diligence and negotiations.
CA Immo’s Czech portfolio currently comprises five office buildings in Prague, all located within the Riverside Karlín campus: Danube House, Nile House, Amazon Court, Mississippi House and Missouri Park. At the end of June 2026, the company’s Czech property assets had a total book value of approximately €313 million, representing around 7% of CA Immo’s total property portfolio.
The company has been active in Prague for around two decades and has gradually reduced its exposure to the market as part of its strategic capital rotation programme. In late 2025, CA Immo completed the sale of the 42,300 sqm Kavci Hory Office Park to Conseq Group. Following that transaction, its remaining Czech portfolio was concentrated entirely in the Riverside Karlín business district.
Despite the decision to exit the market, the Prague portfolio has recorded strong operating performance. In March 2026, CA Immo announced that Danube House had reached 100% occupancy following a major refurbishment and the signing of a lease for approximately 14,500 sqm. At the time, occupancy across the company’s Prague portfolio stood at 97%.
The disposal is part of CA Immo’s broader strategy to simplify its business and concentrate capital on prime office assets, with Germany increasingly becoming the main focus of its portfolio. At the end of June 2026, Germany accounted for approximately 75% of the group’s €4.4 billion property portfolio.
CA Immo has also been pursuing disposals elsewhere in CEE as it reduces its exposure to non-core markets and reallocates capital towards its development pipeline and core portfolio.
