LemonTree has started construction of Stream Kraków, a logistics and business complex located next to Kraków-Balice Airport and the A4 motorway. The project will offer nearly 30,000 sqm of logistics and service space, with completion scheduled for Q2 2027. Goldbeck has been appointed as general contractor.

The site is situated 15 km from the city centre and 6 km from Kraków-Balice Airport, within the Kraków Special Economic Zone. Its proximity to the A4 motorway, one of the main transport routes in Central and Eastern Europe, is intended to attract companies in logistics, e-commerce, technology and business services.

The complex incorporates heat pumps, intelligent DALI lighting control systems with motion sensors, photovoltaic-ready roof structures, ventilation with heat recovery, and enhanced thermal insulation. Fire protection, automatic number plate recognition and hydraulic dock levellers are also included. LemonTree states that low-carbon materials, including lower-emission steel for floor reinforcement, will be used from the construction stage.

"We wanted to create a project that would demonstrate how modern, energy-efficient technologies in the industrial sector can go hand in hand with ambitious architecture. The Polish logistics market is maturing and becoming increasingly open to aesthetics, user comfort and a responsible approach to space," said Bartłomiej Krawiecki, CEO of LemonTree.

The building was designed by Grupa 5 Architekci. The facade features rhythmically arranged steel panels interspersed with glazed surfaces, oriented to manage solar gain and maximise natural daylight in office areas. "We paid particular attention to light and proportions. We wanted to create architecture that would be distinctive yet timeless, and that would work well both visually and in practical use," said Rafał Grzelewski, Partner at Grupa 5 Architekci.

The landscaping around the complex will include trees, shrubs, flower meadows and rest areas with seating, alongside a pedestrian and cycle path and bicycle racks. LemonTree's total development portfolio exceeds €400 million in value.
