In March-April 2023, the Ukrainian Real Estate Club conducted a survey of almost 100 representatives of Ukrainian companies that continue to operate in the market and do business during the war. Of course, all market participants, regardless of their region of operation, felt the negative economic consequences. Despite this, the market is rather optimistic and proactive, as evidenced by the survey results, Olga Solovei (URE Club) reports for Property Forum.

There is growing interest in mixed-use projects in the Czech Republic. These are spaces that combine offices, shops, housing, and various forms of social activities. Unfortunately, the construction of such spaces in the Czech Republic still lags behind that in neighbouring countries. The main reason for this is the very long building permitting processes. In Poland, for example, it takes only a few months to get a building permit, whereas here it usually takes years.

Moxy Belgrade has arrived in Serbia’s capital city. Adrian Pop, General Manager of ADP green building, talked to Property Forum about the demand for sustainability assessments of buildings and the company’s expansion into the ESG services segment, which is increasingly requested by real estate companies. In 2022 alone, the company completed 108 BREEAM certifications, more than double the previous year, for commercial projects across Romania.

Real estate decision-making and people-centric strategies are becoming more integrated, according to CBRE’s 2023 European Occupier Survey. For the first time, CBRE carried out the same survey for global companies having an operation in CEE to point out major differences in workplace culture across the various geographies.

Kostal Automobil Elektrik, a German-headquartered system supplier to the automotive sector, has signed a lease for over 17,000 sq m of manufacturing space in Panattoni Park Lublin IV. The company was advised on the choice of location and during the negotiations by Cushman & Wakefield.

Panattoni has completed the development of a production plant for Reynaers Aluminium, a global supplier of aluminium profiles. It has been built in Żabia Wola just 35 km from Warsaw. The development has undergone BREEAM certification for a rating of Excellent. 

The housing loan stock is now growing by only 1.2% in Romania, with the slowdown becoming noticeable starting with the second half of last year, while the number of apartment transactions fell by almost 30% in Bucharest and regional cities in the first five months of the year, according to Colliers. 

Hungarian property developer and investor Indotek Group currently owns real estate in Hungary and eight foreign countries and is actively screening opportunities in five others. The portfolio consists of office, retail, hotel and industrial properties.
