Bratislava's residential market is cooling down

In 2022, 1,519 flats were sold in Bratislava's new buildings, the fewest since the financial crisis in 2008. The average price of available flats is €4,900/sqm including VAT. After almost eight years of strong sales and double-digit price growth, activity in the residential market has cooled significantly, according to a report by Bencont Investments.

DRFG plans a skyscraper in the centre of Bratislava

Another skyscraper will be added to Bratislava's skyline. DRFG Investment Group will build the multi-functional Ister Tower complex in cooperation with local developer The Galata Group. The €249.5 million project will be located in the city centre near other high-rise buildings such as Sky Park, Eurovea Tower and Nivi Tower. Construction of the new skyscraper is expected to begin in 2024, DRFG said.

Corwin's Ljubljana office project secures final permit

Slovak developer Corwin has gained the final building permit for its Ljubljana office project Vilharia. Slovenia's large office complex, which will be built on the brownfield area, is now set to start construction at the beginning of 2023. It will bring 36,000 sqm of prime office space into the centre of the Slovenian capital.

JTRE tops out Eurovea Tower in Bratislava

Most of the crown that constitutes the architectural and compositional peak of the Eurovea Tower residential development by JTRE has reached its final height of 168 metres. Only the crown, the façade on the upper five floors and the residential interiors remain to be completed in Slovakia’s tallest building. The entire project is planned to be finished next summer.

The Slovak industrial market slowed down slightly due to still rising energy prices and other costs. Developers are more cautious with new constructions and so are foreign investors. This will give an opportunity to local developers and larger companies with a stable background. At the beginning of 2023, 108 Agency Slovakia expects a cooling down of the market.

New leases

  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.
  • Endava has leased an additional 2,400 sqm in the UBC 1 building, part of the Palas Iași mixed-use complex owned by Iulius. This expansion brings its total office area to 5,500 sqm.

New appointments

  • Paweł Reszczyński has been promoted to Land Development Director and will be responsible for coordinating land acquisition and investment processes for new logistics and industrial projects. Developing the land bank remains a key pillar of MLP Group's long-term expansion strategy.
  • Oliver Derksen is joining iO Partners Romania as the new Head of Office Advisory, having over 16 years of expertise in office leasing and business development.
  • GTC has announced the appointment of Sebastian Junghänel to the Management Board as Chief Operating Officer, effective 2 September 2025. With more than 18 years of experience in the real estate sector across Germany and CEE, Sebastian brings strong expertise in asset management, project development, ESG and innovation. His career includes co-founding ZEITGEIST Asset Management, where he built a €1 billion portfolio, and senior management roles at HOCHTIEF Group. At GTC, Sebastian will focus especially on the oversight of our portfolio in Germany, which includes, includes 5,200 residential units in Kaiserslautern, Helmstedt, Heidenheim, and surrounding areas. His know-how will also support our development projects in Central and Southeastern Europe.
