
Czech-founded real estate developer Lordship has received an important decision for the Hotel Kyjev, which has been an integral part of the centre of Bratislava since 1973, reports Yimba.sk.
The owner had ambitious plans not only for the hotel, but also for the wider area. It had long planned to transform the entire location, while the hotel's demolition was also at stake. A combination of public pressure and economic reasons finally forced Lordship to change its plans. A few years ago, it announced that the final solution was to reconstruct the hotel.
Now this information is confirmed thanks to the issuance of a binding opinion by the Capital City. In it, the municipality approved the reconstruction of the hotel with 292 rooms. The developer is thus preparing a reconstruction that would transform the Hotel Kyjev into a modern accommodation facility.
However, the main obstacle at this moment is the Ministry of Culture of the Slovak Republic, or rather, the waiting for its decision on the issue of declaring the building a national cultural monument. Back in 2023, both the department store Prior and the Kyjev Hotel were declared NCPs. Both owners appealed against this. According to Lordship, declaring the hotel a monument would make its reconstruction impossible, as all architectural elements would have to be very strictly protected, even though they may contradict the operator's ideas. Although almost two years have passed since the buildings were declared NCPs, the decision of the MC SR, which is also the appeal body, has still not been made. In addition, it now applies that the binding opinion from the Capital is valid only for two years.
