Slovakia's property market delivered mixed results in Q4 2025, with residential sales reaching their highest levels since 2021 while industrial activity surged to record highs, according to Cushman & Wakefield's latest market reports.

Some 634 apartments were sold in new developments in Bratislava during Q4 2025, confirming stable sales that were maintained throughout the year, according to CBRE data. At the end of the fourth quarter, 3,874 apartments were available on the market, representing a slight quarterly decrease but a 16% year-on-year increase.

Developer Corwin has completed its first bond issuance of the year, raising €20 million. The proceeds will be used to develop projects in Ljubljana, Prague, and Bratislava.

MX Logistika has successfully secured a major logistics facility covering over 78,000 sqm at P3 Bratislava D2. 

2025 was a record year for the Bratislava office market and un Q4 2025 alone, leasing transactions reached 271,000 sqm, representing a year-on-year increase of 35%, according to the Bratislava Research Forum.

Total industrial demand in Slovakia exhibited robust growth both year-on-year and quarter-on-quarter, climbing to 301,800 sqm, according to the Industrial Research Forum. Net demand, which excludes lease renegotiations, accounted for 100,800 sqm of that figure. 

Property developer YIT Slovakia has announced the appointment Patrik Golský as the new Managing Director, having previously served as Production Director.

Investment group Natland has bought the Bajkalská office project in Bratislava from Prvá stavebná sporiteľňa (PSS) for an undisclosed price.

The new-build market in Bratislava remained active in Q4 2025 with total sales of 818 units, representing more than 14% growth compared to Q3 2025, according to data from BuiltMind.   

Peakside Capital Advisors has appointed Steven Davis as Managing Director for CEE, taking responsibility for the company's activities across the region. He succeeds Roman Skowroński, who has led Peakside Poland's operations since 2019.
