Hungarian and Czech markets remain global leaders in market sentiment

According to the RICS Commercial Property Monitor, Hungary has the strongest occupier sentiment and the Czech Republic has the strongest investment sentiment among the 40 countries surveyed in Q1 2019. Market expectations remained fairly positive across Central and Eastern Europe in the first quarter of the year, with the share of those stating that we have reached the peak of current property cycle decreasing compared to previous quarters.

Investors not feeling the heat on climate emergency

According to the RICS Global Commercial Property Monitor (GCPM), 38% of respondents reported that climate risks are not important or irrelevant for investors. In addition, according to the Global Construction Survey (GCM), over a third, (36%) of respondents believe that though compared to two years ago, investor focus has shifted towards building designs that are energy efficient and carbon neutral, it is only limited to a few niche investors.

New leases

  • The French Institute, which has been operating in Poland for almost 100 years, has decided to change its Warsaw headquarters. The French Institute has signed a lease agreement with Ghelamco for 1,300 sqm of office space in The Bridge building. The CBRE consultancy agency supported the institute in selecting the new location.
  • Michelin has signed a long-term lease for office space in the Ambassador Office Building in Warsaw. The building belongs to the Hines Poland Sustainable Income Fund. The company will occupy over 2,200 sqm in the office building.
  • Lincoln Property Company has signed two leases for retail and service space in The Form office building in Warsaw. A Coffeedesk café (170 sqm) and an in-house restaurant (400 sqm) will open in the building as early as Q2 2025.

New appointments

  • Krisztina Enzsöl has joined Knight Frank Hungary as Associate Director in the office division. She has over 24 years’ worth of experience in real estate, being specialised in office leasing. In addition, Enzsöl has extensive knowledge in both tenant and landlord representation.
  • Beginning of September this year, the Management Board at Avison Young's Polish branch underwent a change, with Monika Bronicka, Director, Head of Valuation and Advisory, Business Development, becoming a Member of the Board.
  • In September 2024, Ewa Andrzejewska took on the role of Chief Operating Officer of the Polish Chamber of Commercial Real Estate (PINK). In her new role, she will be responsible for co-creating and implementing PINK's strategy and further developing the organisation.
