Persistently positive outlook on the Budapest market

Rents remained stable on the Budapest commercial property market in H1 2018, according to the last survey of the National Bank of Hungary (MNB) and RICS. The typical yield level decreased by roughly 25 basis points to 6% for prime offices and 7.5% for industrial/logistics properties. Central bank regulation to affect house prices in Romania

The National Bank of Romania (NBR) reintroduced limits for the maximum indebtedness levels for individuals or families seeking out consumer or mortgage loans. These debt service-to-income (DSTI) ratios will become 40% for RON loans and 20% for hard currency starting in 2019. As per Colliers International Romania’s estimates, for the residential market, the impact in terms of prices will be uneven, geared more towards the low and medium-low segments of the residential market.

Prague’s logistics market performs well

Transactions in the logistics sector have been dominating the Prague market this year. In the first half of 2018 alone, the take-up was 24% higher than in the full year 2017, precisely 226,600 sqm. During the same period, the overall gross take-up reached in Prague 408,000 sqm, showing an increase of 56 %. Besides the logistics sector, more than 90,000 sqm was taken by production and 76,000 sqm by distribution. The biggest new deal in Prague in the logistics sector was done by cargo-partner ČR, which signed a lease agreement for 12,450 sqm located in a stand-alone industrial building in the Logicor Prague Airport logistic park. The company will start operating from the new premises at the beginning of 2019. Cushman & Wakefield facilitated the lease of the premises.

New leases

  • Croda Poland, a company that supplies specialty chemicals for the production of pharmaceuticals, cosmetics, household chemicals and crop protection products, will lease more than 510 sqm in the Unity Square One building. JLL was responsible for both tenant and landlord representation in the transaction process.
  • Angelini Pharma Polska, one of the leaders of the pharmaceutical market in Poland, has once again extended its lease agreement for warehouse and office space in MLP Pruszków I. The tenant has been using approximately 1,5000 sqm of space in this logistics centre for 21 years. This makes Angelini Pharma Polska one of the longest-cooperating tenants of MLP Group.
  • Kärcher, a supplier of professional cleaning equipment, has chosen the second phase of LogiCube Park for its new 1,000 sqm service and logistics center in Hungary. Additionally, MedRes, a company operating in the healthcare sector, has begun moving in and will soon commence production in the same project. The leasing was overseen by 108 Real Estate, the strategic partner of the park’s investor.

New appointments

  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
