Budapest and Prague become leaders in logistics rental growth

Logistics real estate rent growth remained considerable in 2018, with rents rising 6% globally. Consistent with the past several years, the U.S. outperformed, with 8% growth. However, other regions were just as notable. China was a clear leader with 8% growth. In Europe, rents rose 5%, a near doubling in growth from 2017 and the fastest annual growth in the region based on data reaching back more than 10 years, according to new research by Prologis.

Capital flows to Poland from many corners of the world

2018 was a record-breaking year for the Polish commercial property investment market. The total volume of transactions completed in the office, retail, warehouse and logistics as well as hotel sectors came to nearly €7.3 billion, which represents a y-o-y growth of approx. 41%. This is a result not previously recorded on the Polish market, according to a report by BNP Paribas Real Estate Poland.

New developments on Poland’s retail market

New retail supply amounted to approximately 420,000 sqm in 2018, pushing Poland’s total retail stock up by 3% to 14.7 million sqm. Nearly 30% of the new supply was completed in small-scale shopping centres and retail parks (sized below 20,000 sqm). Colliers International sees the most important macro indicator for CEE in 2019, Eurozone interest rates, flat-lining at zero. This should stem some of the potential angst over tightening credit conditions, keep liquidity high, buyers interested and help pricing to plateau. Colliers International foresees selective compression in capital city prime office yields and still like the logistics sector. Absent a Eurozone financial crisis, funding from lenders should remain a support. Colliers International published its latest CEE report.

Lower levels of new supply on Warsaw’s office market

At the end of 2018, Warsaw’s total office stock stood at 5.46 million sqm. Despite last year’s supply gap, which is expected to carry into 2019, new supply totalled 232,700 sqm delivered across 20 office projects, down by 70,000 sqm on the five-year average for 2012–2017. New leases

  • Activ Property Services brokered the transaction in which moveX leased 3,300 sqm of modern logistics space within the Mega Company Park in Chiajna, near Bucharest.
  • The Polish branch of Lufthansa Technik AG, a global provider of maintenance, repair and overhaul services for civil aviation, has joined the group of tenants at the Infinity office building in Wrocław. The company has leased over 860 sqm of office space in the building, in the heart of the city on ul. Legnicka. Lufthansa Technik AG will move into its new headquarters in April 2026. The lease was signed for seven years.
  • Fortress Logistics Real Estate, part of South African global investment platform, has set up office in the third floor of the Metropolitan building on Piłsudski Square. The Warsaw office will overlook the Ministry of Culture and the Raffles Europejski Hotel.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
