Sellers' and buyers' price expectations move closer in Poland

In 2024, the total investment volume in Poland amounted to €364 million, marking the weakest result for the first quarter in recent years. Interestingly, 25% of the invested capital comes from Polish investors. The warehouse sector remains the leader, accounting for 38% of the total investment volume. Unchanged, the vast majority of office transactions took place in Warsaw, while commercial investments were dominated by retail parks. Additionally, the market also saw two transactions in the residential sector in Warsaw, and two hotels were sold in seaside tourist cities, says Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young.

LivUp to build more PRS apartments in Warsaw

LivUp, a company operating in the Polish Private Rented Sector, has closed 2023 with a portfolio of over 750 residential units in Warsaw and Kraków. In the past year, the company entered a new market - and opened its first project in Kraków, moved its headquarters, and finalized a rebranding process. LivUp is not slowing down at all. In 2024, the company plans to introduce an additional project with 160 flats on the Warsaw market. The goal for the next three years is to increase the portfolio to 2,000 residential units.

Heimstaden secures €47.2 million loan from Santander Bank Polska

Heimstaden Poland has obtained a loan of €47.2 million from Santander Bank Polska. The funds will be used to refinance the company's first two projects: Bokserska and Grzybowska, which are completed and fully leased. A total of 566 high-quality apartments for rent were built as part of both investments, the company announced on LinkedIn.

New leases

  • Nest Leasing has joined the group of tenants of the Teal office building in the Off Piotrkowska Center complex in Łódź. The company will occupy nearly 250 sqm of space.
  • Infor has extended its lease agreement in the Retro Office House office building in Wrocław, owned by Globalworth. The company intends to remain in the building for nearly 5,000 sqm of space on the two top floors.
  • The Super-Pharm chain has joined the ranks of tenants of BIG Ostróda - the largest retail park in the Warmian-Masurian voivodeship in Poland. The premises have an area of 550 sqm. The centre is now 100% leased.

New appointments

  • Dom Development has announced changes to its Management Board. Monika Dobosz will become a Member and Vice-president of the Management Board. In this position, she will replace Leszek Stankiewicz, who has submitted a declaration of resignation from this position. Dobosz will be responsible for the company's finances.
  • Dariusz Blocher has resigned from the position of chair of Unibep. The supervisory board has appointed Andrzej Sterczyński as president of the company from January 1st, 2025.
  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
