PRS in Poland is about to boom

Like years ago, the Polish Private Rental Sector is going through a blooming time as each commercial real estate sector segment. It requires a unification of offers, greater standardization of available space, and self-professionalization. One of the first spectacular transactions involving the PRS was in 2016 and the purchase of 72 apartments in the Złota 44 building in Warsaw by the German investment fund Catella Residential Investment Management. At the end of September 2022, this segment is formed by an offer of more than 8,500 apartments for rent spread across Poland's largest cities. The prospects for the development of the market remain very high, and it is mainly favored by market conditions and the structure of the residential sector in Poland. AXI IMMO, together with industry experts Inquiry and ThinkCo, presents data for the Polish institutional rental market in a publication, "Development prospects for the PRS market in Poland."

Zeitgeist AM secures €113 million refinancing from Česká spořitelna

AFI Europe enters Prague's rental housing market

Developer AFI Europe has announced the completion of the Tulipa residential project on a five-hectare brownfield site in Prague 3 Strašnice. This latest, fifth phase with an eight-storey apartment building cost the developer more than CZK 250 million and will be the only one dedicated exclusively to rental housing with 61 apartments.

New leases

  • The Embassy of the Republic of the Philippines has moved to Bucharest-based SkyTower, operating out of a 580 sqm space under a 5-year lease agreement. The building also hosts the Embassy of the Republic of Korea in Romania.
  • De Heus, a producer of animal feed, which has built a strong presence in the Polish market, has leased 7,050 sqm of warehouse and office space at GLP Łódź III Logistics Centre. This is the first Class A warehouse of De Heus in Poland. The tenant was advised by specialists from Newmark Polska during the search for the right space and throughout the lease negotiations.
  • Endava has leased an additional 2,400 sqm in the UBC 1 building, part of the Palas Iași mixed-use complex owned by Iulius. This expansion brings its total office area to 5,500 sqm.

New appointments

  • Paweł Reszczyński has been promoted to Land Development Director and will be responsible for coordinating land acquisition and investment processes for new logistics and industrial projects. Developing the land bank remains a key pillar of MLP Group's long-term expansion strategy.
  • Oliver Derksen is joining iO Partners Romania as the new Head of Office Advisory, having over 16 years of expertise in office leasing and business development.
  • GTC has announced the appointment of Sebastian Junghänel to the Management Board as Chief Operating Officer, effective 2 September 2025. With more than 18 years of experience in the real estate sector across Germany and CEE, Sebastian brings strong expertise in asset management, project development, ESG and innovation. His career includes co-founding ZEITGEIST Asset Management, where he built a €1 billion portfolio, and senior management roles at HOCHTIEF Group. At GTC, Sebastian will focus especially on the oversight of our portfolio in Germany, which includes, includes 5,200 residential units in Kaiserslautern, Helmstedt, Heidenheim, and surrounding areas. His know-how will also support our development projects in Central and Southeastern Europe.
