Trei Real Estate has completed the first construction stage of its UP2U rental housing development in Poznan, Poland. The project delivered 330 apartments, with the first tenants moving in October 2025. By 2026, the development will comprise 460 furnished rental apartments totaling 19,300 sqm of residential space, requiring an investment of €51 million.


"Poland's private rental housing market is only just beginning to evolve. Especially in major cities like Poznan, demand outstrips supply," said Pepijn Morshuis, CEO of Trei Real Estate. "We managed to complete the 330 apartments of this development stage on schedule, and they were met by strong demand."

The apartments range from one to three rooms with footprints of 26 to 65 sqm and will be rented fully furnished. The development includes 875 sqm of commercial space, underground parking, and green patios. Construction began in December 2023.

The project meets high ESG standards and has received BREEAM certification with a "Very Good" rating. Features include photovoltaic systems, rainwater harvesting, bicycle lanes, and parking spaces to promote sustainable transportation.

Located in Poznan's Winiary district, the project follows the 15-minute city concept and sits next to a Biedronka supermarket also owned by Trei. "The concept combines functionality with modern architecture and sustainable technologies, potentially setting new standards for rental apartments," added Mariusz Cegielski, Managing Director of Trei Real Estate Poland.

New appointments

Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
