A newcomer to the Czech market, the real estate fund Aurelia, aiming for a net return for investors of at least 6% per year, has now acquired a set of two premium office buildings in Prague.

KGAL Investment Management has completed the repositioning of the former Charles Square Centre in the heart of Prague. Under its new name, Karlák, the inner-city office and retail complex is offering almost 20,000 sqm of leasable space. 

Logicor has signed a new lease agreement with a logistics service provider at its Logicor Příšovice logistics park near Prague.

Clarion Partners Europe has acquired a 47,000 sqm warehouse in Žatec, Czech Republic, on behalf of one of its commingled funds.

Prague councillors have approved the change in the city master plan necessary for the construction of a mixed-use skyscraper called Top Tower, to be built by Trigema near the Nové Butovice metro station, reports E15.cz.

Only 14% of office buildings across the Prague market have achieved an Energy Performance Certificate in class A or B, with older properties having a higher probability of being classified in lower energy performance classes. An internal Savills survey, covering dozens of properties, has revealed that a significant proportion of Prague’s office stock is facing the need for modernisation. 

Although the vacancy rate for Prague offices has been falling, construction activity has intensified during Q2 2025, with four projects launched, according to a survey by Colliers.
