The Warsaw region is currently the largest data centre market in Poland. The capital is home to more than 50 server facilities and a key exchange point for internet traffic in the country. In 2023, Kowalski and his family generated an average of 236 GB of data via fixed Internet connections, while the share per SIM card oscillated at 132 GB of data per year. Most often, searching content is video, social networking, web browsing and gaming. How is the data centre market in Poland shaped, and what are its biggest challenges for the coming years? How crucial remains the further development and modernisation of the Polish energy sector? What direction is its transformation expected to take place, and how much GW of power could it bring? Axi Immo unveiled the second edition of its "Data Centres in Poland" report. 

Private equity fund Greenstone has acquired an almost 80% stake in a special purpose vehicle owning the Format office building in Gdańsk. The vendor was Torus, which was advised during the transaction process by global real estate services firm Cushman & Wakefield and law firm Greenberg Traurig. The buyer was advised by LegalKraft and Trebbi. The price has not been disclosed.

TMS Inwestycje, a company controlled by Tobias Solorz, has acquired the 148-room Holiday Inn Resort Warszawa Józefów hotel from the Aquila Group. The transaction included both the property and the shares in Aquila Hotels, the company operating the hotel in Józefów.

Poland's industrial market remains steady and adapts its growth rate to the macroeconomic conditions in both the local and European markets. The gross take-up statistics, which stood at 870,000 sqm at the end of Q1 2024, demonstrated the restricted growth of businesses in the industrial and logistics sectors. Developers supplied about 850,000 sqm between January and March 2024, which prompted Axi Immo analysts to report a slight increase in vacancy rates to 8.2%. The industrial sector has more than 32.7 million sqm of total stock. Nonetheless, a further 2.3 million sqm are still being built.

At 7R Park Gdańsk IV, which spans 42,000 square meters, Mercator Medical S.A will open its first dedicated distribution centre covering 13,000 square meters. The warehouse park is a part or the portfolio of 7R. 

Alides Polska, a subsidiary of Belgian developer Alides and Aya Properties Fund announced the joint acquisition of the Metron office building located at Aleja Niepodległości 69 in Warsaw’s Mokotów district from a Polish SPV held by Patrizia. The price has not been disclosed.

Only 31,000 sqm of new supply was delivered through two projects during the three months to March 2024, bringing the combined office stock of Poland’s eight largest regional cities to 6.7 million sqm at the end of the first quarter, say BNP Paribas Real Estate experts. The new completions were Echo Investment’s Brain Park C (13,000 sqm) in Kraków, which is the second largest office market in Poland after Warsaw, and Cavatina Holding’s Quorum Office Park A (18,000 sqm) in Wrocław – the third biggest.

According to the latest report from Cushman & Wakefield, occupier demand was notably weaker on the Polish industrial market in the first quarter of 2024. However, despite a double-digit decline in take-up, Poland was one of the most active leasing markets in Europe. Development activity also stabilised, but this year’s new supply is forecast to be the fourth highest in the history of the Polish industrial market.

Panattoni has begun work on Panattoni Park Gdańsk City Airport, a new project in the district of Pomerania. The development is being built on a speculative basis and will comprise two modern distribution buildings with a combined area of over 18,400 sqm.

The 13th JLL Charity Beach Volleyball Tournament will take place on August 1st at the Monta Beach Volley Club in Warsaw. Funds raised during the event for the second time will go towards supporting the construction of the Ronald McDonald House at the ‘Pomnik - Centrum Zdrowia Dziecka Institute.
