Industrial developer P3 Logistic Parks has signed a contract to build a build-to-suit (BTS) warehouse for Mexen, a distributor of interior design equipment, mainly for kitchens and bathrooms.


P3 will construct a building with a total area of 41,152 sqm at the new P3 Błonie II location, situated next to the existing P3 Błonie park. Construction will commence this year, with the developer already holding a valid building permit.

The new facility will become Mexen's central distribution hub. It will comprise warehouse space of 40,160 sqm and office space of 992 sqm, designed to meet the tenant's individual needs. The company already operates in the neighbouring P3 Błonie park, where it occupies 15,500 sqm. Once the new warehouse is commissioned, Mexen will have over 56,000 sqm at this Warsaw suburban location.

 "This investment proves the region's continuous attractiveness and the ongoing demand for high-quality warehouse space tailored to customers' individual operations," said Zbigniew Smyczyński, Head of Development Poland at P3 Logistic Parks.

The new building will be constructed on an 8.8-hectare plot and will be equipped with environmentally friendly solutions including PIR core panels for better insulation, reinforced roof structure with a photovoltaic system, energy-efficient LED lighting with a DALI automatic control system, and electric vehicle charging stations. The facility will be built to a standard required for BREEAM Excellent certification. "We needed a technically advanced and much larger logistics facility," said Rafał Kieszkowski from Mexen. "The new warehouse at P3 Błonie II will become a key hub for our operations and will enable us to handle orders even more efficiently."

New appointments

With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
