Epsicap REIM has purchased the first project in Poland for Epsicap Nano, its small-cap focused SCPI, from Redkom Development for €5.3 million.

The asset based in Olsztyn was delivered in November 2025 and offers a total surface area of 2,328 sqm. It comprises a last mile/cross-dock logistics unit in line with current market standards.

The building is fully let to FedEx, an international AAA-rated freight transport operator, under a 15-year lease effective from delivery, providing long-term income visibility.

"This first acquisition in Poland for our SCPI Epsicap Nano confirms our expansion into Europe, which began in 2024," said Florian Le Quéré, Associate Director at Epsicap REIM. "Beyond the real estate qualities of the asset, such as its location, its new condition, and a long-term lease with a solid tenant, we are further strengthening the diversification of our asset types."

Savills acted as the primary agent, while legal counsel for the buyer was provided by Wardynski. BNP Paribas Real Estate conducted the technical audit. On the sell-side, Redkom Development utilised Gide for legal counsel. Tax advisory services for the vendor were managed by Koda Advisory.

Epsicap REIM is a French independent real estate investment management company launched in 2021. It has AUM of €235 million with a current portfolio in France, Spain, Portugal, UK and Poland.
