Will the pandemic disturb supply chains in Poland?

The COVID-19 pandemic initially disrupted supply chains with China and these are now gradually being restored.  However, the epicentre of the pandemic has shifted to Europe, which has brought challenges for producers and distributors. The logistics sector is striving to maintain liquidity. All truck drivers – regardless of nationality – are exempt from the 14-day quarantine required on entry to Poland. Similar exemptions have been introduced by other EU member states. Fast-track lanes have been created for freight trucks across the EU. It’s all in an attempt to minimalize supply chain disruptions, Axi Immo writes in its report.

Forecasts by the Polish Central Statistical Office (GUS) indicate that by 2050 the number of Polish people aged 60 and over will have risen by approximately 52%. Co-living therefore represents both an opportunity for retirees to enjoy a new lifestyle and a trend that has a strong growth potential.

C&W rebrands Warsaw office building for Union Investment

Horizon (formerly Horizon Plaza), a Class A office complex in Warsaw’s Mokotów-Służewiec district, is going through an overall rebranding process conducted by global real estate services firm Cushman & Wakefield. Union Investment, the property owner, decided to rename the office building, redesign its visual identity and landscape, introduce a new signage system in common areas and launch a new showroom. In spring 2020, more greenery, new tenant amenities and landscape elements will be added in the areas around and near the building.

Benson Elliot acquires Warsaw office campus

Benson Elliot, a UK-based private equity real estate fund manager, acting on behalf of its pan-European fund, Benson Elliot Real Estate Partners V L.P. has acquired Marynarska Business Park (MBP), an office complex in Warsaw, from a fund managed by Heitman Real Estate. The price paid was c. €65 million.

Retail investors go for smaller cities in Poland

Panattoni delivers first building in Silesian park

Panattoni has delivered its first Class A warehouse in Żory, Silesia. Nearly half out of the initial 36,500 sqm has already been leased out to first tenants. This February, cargo-partner spedycja sp. z o.o. is moving into the facility, to be followed by Piast Cargo and a tenant from the food industry in March. At full build-out, Panattoni Park Żory will total 84,000 sqm. The project is under construction in a strategic location in Southern Poland, close to the Czech border.

New leases

  • HS Hydro & Spa has leased space at Logicor Bucharest III Pallady, in a deal brokered by iO Partners.
  • Piața 9 will open its first Bakery P9 location in Bucharest, on a 200 sqm area located on the ground floor of Victoria Center office building. The deal was brokered by Colliers.
  • A new KIKO MILANO store has opened at the Nový Smíchov shopping centre in Prague, as part of a lease transaction brokered by Cushman & Wakefield.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
