Ares Management Corporation has completed the acquisition of a logistics portfolio in Poland through its Ares Real Estate funds. The portfolio was purchased from Savills Investment Management (IM), which had owned the assets since 2020, for an undisclosed sum.
The portfolio comprises five logistics centres totalling approximately 284,000 sqm across Warsaw (two assets), Poznań, Szczecin and Ruda Śląska. The properties, built between 2017-2018, are located near major transport corridors including the A1 and A2 motorways and S8, S5 and S11 expressways. The buildings are 94% leased to tenants from e-commerce, retail, manufacturing and 3PL sectors.
"Logistics is one of our conviction sectors and Poland is a market in which we have been investing for over two decades," said Daan van den Hoven, Partner and Head of European Logistics at Ares. "We are proud to leverage Marq Logistics' capabilities to maximise value for our investors."
"This disposal represents the culmination of our business plan following the acquisition of the portfolio in 2020, when we recognised both its potential and the opportunities offered by the Polish logistics market," said Evert Castelein, Head of Industrial & Logistics Europe at Savills Investment Management. "The transaction with Ares reflects the quality of the portfolio and the enduring appeal of the Polish logistics market."
Ares Real Estate is one of the world's largest diversified real estate managers, with over 700 team members across 44 offices and a portfolio representing more than 68.7 million sqm. As of December 2025, Ares Real Estate had $113.8 billion of assets under management.
