P3 Logistic Parks is expanding its presence in Blonie near Warsaw after acquiring an 8.8-hectare plot adjacent to its existing P3 Blonie park. The company will construct a new facility with 41,391 sqm of total leasable area, comprising 39,420 sqm of warehouse space and 1,971 sqm of offices.

P3, a long-term investor and developer of European logistics properties, has announced the extension of a multi-year lease agreement for over 34,000 sqm of warehouse and office space used by tenant Hopi.

P3 Ostrava Central has been built on a brownfield site in the Vítkovice quarter and has been benefiting from a strategic location near the main transport arteries in Ostrava. Brainmarket, a company focused on healthy nutrition and dietary supplements, has selected this industrial and commercial district as its new base.

P3 Logistic Parks has completed a built-to-suit warehouse project for DPD Poland at P3 Bydgoszcz Park. The facility, which will be used for local parcel processing, offers 7,117 sqm of warehouse space and 742 sqm of offices.

P3 Logistic Parks has delivered a new built-to-suit warehouse at P3 Piotrków Park for InPost, providing an additional 38,404 sqm of space.

The company recorded a 19% increase in NOI to €423 million (2022: €357 million), attributed to portfolio expansion and increasing rent levels. On a like-for-like basis, NOI rose by 6%, driven by lease indexation and strong re-leasing spreads, with new effective rents averaging 23% higher when compared to prior leases on the same space. An enhanced EBITDA margin of 83% was achieved, reflecting the company’s strategic focus on growth, efficient re-leasing, and operational efficiency.

P3 Logistic Parks has begun construction of a new logistics hub called P3 Wrocław I, which will be optimised for the needs of the e-commerce sector. The entire 265,000 sqm park has already been fully leased to one tenant. Colliers Poland advised on the transaction.

P3 Logistic Parks recorded in Romania industrial lease deals with a combined surface of more than 170,000 sqm during 2023 in P3 Bucharest A1 industrial park, with occupancy rates driven by retail and logistics companies.

7R finalised the sale of 7R Park Szczecin and 7R Park Łódź West II. The new owner of the properties became P3 Logistic Parks. The price has not been disclosed.
