P3 Logistic Parks has begun construction of a new logistics hub called P3 Wrocław I, which will be optimised for the needs of the e-commerce sector. The entire 265,000 sqm park has already been fully leased to one tenant. Colliers Poland advised on the transaction.


The global and Polish e-commerce sectors show promising growth prospects, with an estimated increase in market value in Poland of over 94 billion złoty (€24 billion) between 2021 and 2027.

The new warehouses in Kąty Wrocławskie will be equipped with environmental protection in mind, targeting a BREEAM "Excellent" certification for sustainability. The construction will incorporate eco-friendly measures to facilitate the efficient use of natural resources, reduce greenhouse gas emissions, and recycle materials, including polyisocyanurate (PIR) core panels for enhanced insulation, a reinforced roof structure for potential photovoltaic panel (solar panel) installation, energy-efficient LED lighting with a DALI automatic control system, and motion-activated water taps. The facility will also integrate greywater recovery systems, an astronomical clock, and a dedicated relaxation area for employees.

Additionally, the park will be equipped with electric car charging stations and covered bicycle shelters, as well as insect hotels for the local wildlife, and native species of trees and shrubs will be planted which do not require artificial irrigation and increase biodiversity.

Located adjacent to the A4 motorway – part of the pan-European transport corridor connecting Berlin, Wrocław, Kraków, and Ukraine – P3 Wrocław I will ensure efficient product distribution within regional markets, and beyond. The interchange connecting the A4 motorway with the Wrocław bypass A8 is only 15 minutes away by road.
