7R launches Szczecin South logistics park with 23,000 sqm lease

Developer 7R is launching construction of 7R Park Szczecin South, a logistics and warehouse complex in the south-western part of Szczecin comprising two buildings with a combined area of approximately 29,000 sqm. The first and larger building, exceeding 23,000 sqm, has been fully pre-leased to Procent Poland, a logistics services provider for the e-commerce sector. The second building will offer around 5,000 sqm. Depenbrock Polska has been appointed general contractor, with construction due to start in August 2026 and completion expected in the third quarter of 2027.

CBRE reports rise in Slovakia industrial leasing activity

Slovakia's industrial and logistics property market continued to grow in the second quarter of 2026, with total leasing activity reaching approximately 131,000 sqm, a 23% year-on-year increase, according to a quarterly analysis by CBRE Slovakia. Net leasing activity, which excludes renewals and short-term leases, also rose 13% year-on-year to approximately 67,000 sqm.

Warsaw office market tightens as landlords gain upper hand

Record demand and a decade-low level of new construction have fundamentally shifted the balance of power in Warsaw's office market. In the second quarter of 2026, leasing volume exceeded 280,000 sqm, one of the strongest quarterly results on record, while net take-up surpassed 134,000 sqm. The previous quarter had already set an all-time high, with 310,000 sqm of lease agreements signed between October and December 2025. Against this backdrop, just over 140,000 sqm of office space is currently under construction in Warsaw, the lowest pipeline in more than a decade, and Walter Herz estimates that fewer than 30,000 sqm of new space will be delivered by the end of 2026.

Colliers reports Bucharest office rents rise 12% on tight supply

More than 100,000 sqm of office space was leased in Bucharest in the first half of 2026, slightly below the level recorded in the same period of 2025, according to a mid-year market update from Colliers. Asking rents for existing office space in the Central Business District and other central areas rose by nearly 12% year-on-year to €18 per sqm per month, up from €16. Across the market as a whole, average rents increased by around 3%, while new projects under development are quoting rents 10–15% above levels typically seen in their respective submarkets.

Bucharest office vacancy reaches five-year low

Bucharest's office market recorded net take-up of 73% of total leasing activity in the first half of 2026, up from 53% in the same period of 2025, according to the Cushman & Wakefield Echinox Marketbeat Office Q2 2026 report. Total take-up reached 109,500 sqm in H1, of which 60,400 sqm were transacted in Q2 alone, although overall leasing volume remained approximately 10% below H1 2025 levels. The vacancy rate fell to 11.6% in Q2, its lowest point since Q3 2020, driven primarily by stronger demand from IT&C sector occupiers.

Czech regional office markets report mixed H1 2026 results

The Regional Research Forum, whose members include CBRE, Colliers, Cushman & Wakefield, iO Partners, Knight Frank and Savills, has published its H1 2026 data for the Brno and Ostrava office markets. In Brno, the only completion during the period was Svatopetrská D (1,750 sqm) in Q1, while construction began on BRIXX Brno (1,400 sqm) in Q2. Total modern office stock in Brno reached 717,450 sqm by the end of June, with Class A properties accounting for 73% of that figure. Nine schemes totalling 87,570 sqm were under construction, the largest being Dornych (27,600 sqm), Ponávka A4 (12,310 sqm) and Nová Zbrojovka D4 (10,460 sqm).

AXI IMMO reports Warsaw office leasing up 38%

Warsaw's office market gained momentum in the first half of 2026, with total take-up reaching 420,000 sqm, a 38% year-on-year increase, according to AXI IMMO's report "Office Market in Warsaw H1 2026". Net take-up amounted to 220,000 sqm, with the second quarter seeing a surge in large transactions that nearly doubled leasing volumes compared with the same period a year earlier. The most active occupiers came from the business services, financial services and IT sectors. One United Properties posts €106 million in H1 residential sales

One United Properties (BVB: ONE) recorded total residential transactions of €106.1 million in the first half of 2026, covering sales, pre-sales and reservations across 229 residential and commercial units totalling 25,221 sqm, plus 396 parking and storage spaces. The average contracted selling price reached €3,853 per sqm, up 24% year-on-year, reflecting a shift in demand towards higher-value developments. One Floreasca Sunset was the company's top-selling development during the period, with approximately 73% of its units reserved since sales opened at the end of March 2026.

New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management.   • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business.
