Romania's industrial market continued to perform impressively in Q3 2022, with gross demand reaching a record high of around 408,700 sqm, from 188,400 sqm in Q2 and 129,000 sqm in the same period of last year, according to real estate consultancy JLL Romania. 

Inflation and the energy crises have not influenced the Czech industrial real estate market yet as the market broke two historical records in the period of Q3 2022. More than half a million sqm of new industrial space was completed and the vacancy rate fell below 1% for the first time in recorded history, says the newest JLL report.

Demand for logistics and industrial space is close to registering a new record in 2022 as the vacancy rate reached 4.3% at the end of Q3, which is one of the lowest levels in the last decade, according to real estate consultancy Cushman & Wakefield Echinox. 

Phase 1 of the East Gate Pro Business Park has been completed. Nearly 75% of the available space had been leased.

Industrial and logistics developer CTP has named Matthias Bitzan as Country Head for operations in Austria. He joins CTP from Austria’s Erste Group Bank where he was head of Commercial Real Estate Clients and responsible for growing the bank’s loan portfolio in Austria and CEE markets over the last decade. 

Romania is on a course to reach the highest record in history for the industrial segment and the trend will continue next year due to increasing demand from international retailers that are creating hubs in the country, according to CBRE Romania. 

Logicor, the owner and manager of logistics real estate in Europe, has completed the development of around 21,200 sqm of prime warehouse space in Logicor Bucharest II, in the northeast region outside Bucharest. 

In Q3 2022, the speculative industrial stock in Greater Budapest was expanded by eight buildings, a total of 145,390 sqm, while four new buildings were handed over in Regional Hungary, with a total of 33,380 sqm, Budapest Research Forum (BRF) reports.

Industrial developer CTP has delivered a warehouse spanning 12,000 sqm in CTPark Bucharest North for Sezamo, part of the European Rohlik Group.

According to CBRE Ukraine, the warehouse and logistics segment demonstrated higher resilience than the rest of the commercial real estate market against the backdrop of military aggression in Ukraine. However, it suffered large-scale destruction from rocket attacks on Kyiv and the Kyiv region.
